Need Opnions on Properties - help!

My friend and her husband and two children, 7 & 11, are travelling the last week of September for 4 nights.
She is an employee of Comfort Suites and gets their employee discount (which is wonderful)...The properties at which she can get great rates (and she's letting US use her friends & family discount for the FOLLOWING week - yay! :) are following:

~Comfort Suites Maingate East
~Fairfield Inn Lake Buena Vista
~Springhill Suites

Which would you pick and why? My friend will be the driver, and she is bummed at the prospect of spending a lot of time driving, so the better location, the better the trip for her. Also, if you know any better properties that are in the family above, please let me know that too.

For location - and facilities - I would look no further than the Fairfield Inn. Providing you are familiar with that particular motel-style brand, the FI at LBV is part of the Marriott Village complex, which provides a great array of facilities available to guests at the three properties here, and is right on the Downtown Disney doorstep, meaning you can't get that much closer. The Crossroad shopping/restaurant plaza is under 5 mins away, and it is right on I4, so you can't get better location-wise for the all-round situation. Check out more at www.marriottvillage.com.
 
I'm a bit curious about the 3 properties you listed because 2 are Marriott chains and one is not (Comfort Suites). Can she get her discount at any Marriott?

Here's why I ask. Comfort Suites and SpringHill Suites both offer only pseudo-suites. The sleeping area is not separated from the sitting area by a door. And Fairfield Inn is just a regular hotel room.

If her discount extends to all Marriott family hotels, then I would consider the Residence Inn LBV. The bedroom will have a door which makes it much easier to put the kids to sleep in one room and adults stay up in the next room. Also, RI has a full kitchen whereas SpringHill just has a minifridge and microwave. I'm not sure what Comfort Suites has.

Now I think Comfort Suites is part of the Choice hotel chain which also includes the Quality Suites near Old Town. That is an older property but we've stayed there and it was just fine. It has a kitchen and a door on the bedroom. Also includes breakfast.
