I'm thinking about buying resale through vero beach because cost per point is low but am wondering if I wanted to do reservations for say animal kingdom or bay lake tower, will they be booked if I did the reservation 7 months out? We would go to disney early September, early December or January. I could really appreciate some input and thanks in advance.

If your intention is to always stay on WDW property I wouldn't take the risk plus it's not very cost efficient once you factor in the MFs.

Look at the maintenance fees; it's no bargain

For WDW alone, VB and HH are not cheap options into the system. Over a few year period both will be more than simply buying OKW or SSR. For VB you'll pay more over 4-5 years for VB than for SSR inclusive of up front and fees. As for availability, it's hit or miss. Jan and Sept are not that difficult unless you're looking at the AKV value/concierge or BLT standard. AKV will generally be easier than BLT. Early Dec will be difficult many years for much of anything, esp studios & 2 BR units. SSR will be the best long term value at market prices for WDW access alone.
 

Generally, to get full week reservations you have to book blt in the 7-11 month range. AKL is available usually 3-5 months out. If you are financing factor in your interest rates and payments. I know VB maintenance fees are high but with less upfront money it might be a good way in for you. I just bought a HH and OKW contract, the HH was $20 cheaper per point and I couldn't be happier.

Early September will probably allow you to get BLT in a lakeview room most of the time.

Early December may have no availability or only a little availability throughout WDW as it is the most popular time for members due to the low points and Christmas being up. It is the one time of year even SSR members need to book before trying for other resorts at 7 months becuase of the lack of availability- you might get something but you may have to change room sizes and resorts through your vacation even when booking at 7 months.

January after the marathon and MLK you will find a bit more availability.

All that being said if you want to go to WDW but a resort you are willing to stay at that is on WDW property. Do you want to drive to the parks from VB if you can't get anything on WDW?
 
The first half of January is also hard to get at less than seven months out because of the marathon.

Buy VB if you want to stay at VB, especially if you want a Beach Cottage during the summer.
 
I am waiting on ROFR right now, but I did a lot of research. We were considering HH for the same reasons, but VB maintenance seemed like too much. We ended up going with OKW because the terms were more what we were looking for even though the price was a little higher. I would hang out and wait for a WDW property to come up. I had to wait a few weeks after deciding what I wanted before something that met my needs came up.

So My advice is, decide what you want out of DVC, do the math including fees and see what will be best for you. We want to go back to WDW, and visit CA and Hawaii, with no current set time for when we want to go, so the Smaller Okw will be good for us. If we wanted to stay at Bay lake, everytime, same time every year, it wouldn't be.
