Need advice on making offer

We are getting ready to buy a resale contract. We know the approximate number of points we want (200), the resort (BWV), and the use year. I've looked at the listings on several sites like the Timeshare Store, Redweek, etc. I've skimmed through the recent ROFR thread too.

Ideally I'd like to find about 200 BWV points as close to $50pp as possible. We plan to offer $50pp on the contracts (one at a time) that match our criteria. Will it be too insulting to offer $50pp when people are asking from around $59 to $67pp? (Some asking even more, but that's ridiculous!)

Is there anything I need to know or a "best" way to go about making offers?

FYI...We already have 3 contracts, one of which is resale at the same resort, so we're not brand new to this, but it's been a few years.

you may be edited as your post could be construed as an offer to buy, but you'll find out whether your offers are insulting when the sellers respond or don't.

if they counter, you're probably in the ballpark. if you don't hear back from a couple of sellers, you might want to inch up a little. but there are plenty of contracts out there...if you are in no hurry, then offer what you are willing to pay and see how it goes...

Also, don't forget to consider the following when determining what to offer: 1) Is the contract loaded with points from the previous year or is the contract stripped of points both previous year or current year? 2) Who will be paying closing costs or Maintenance fees for current or previous year points? 3) What is your real ceiling for a per point offer when considering #'s 1 and 2 above?

It seems like the ones we see available right now are pretty comparable on some/all points available currently and all available for 2012.

In my mind...the price per point we want to pay would be based on splitting closing costs and we pay maintenance only on points we have available to use. BUT, what is most common these days? I saw in the ROFR thread a lot of times the seller was paying closing. I know it's a negotiating point.

I guess I'm really wondering what amount of dollars would be a good deal for BWV right now and what amount would you not want to go over? Given no points for current year and all points for 2012...Is that allowed to be discussed here? I'll go read the rules. :idea:

Okay. I can't find any rules. :confused3 So unless anyone knows a reason not to discuss it, what would YOU pay for BWV points currently?

FYI...We did make an offer tonight for $50pp. The owners said they'll sleep on it. I guess that's better than a flat out "no." Maybe we're closer than I think.
 

Our most recent VWL resales purchase, we offered $52/pt. it was a loaded contract. They had it listed for $69/pt. they accepted our offer. I wouldn't worry about offending anyone. It's all business. Good luck!

Be prepared for counter offer tomorrow.

When going through the process of buying my 4 contracts I had to realize that owners were selling for many reasons and an offer that was dismissed by one could be easily accepted by another based on their need to sell.

Ultimately, you need to determine what you want to pay based on the what points are available within the contract (2011, 2012?). Be prepared to hear "no thanks" a few times but there will be a contract out there for you.
 
Great, you guys! Thanks for the info and advice! It makes me feel better. I guess DH and I better discuss our maximum tonight, since I'll be at work all day tomorrow.
 
Realize, too, that the seller is going to have to give the reselling agent 10% off the top of what you offer. That is going to reduce their net even more.
