Multiple Home resorts

Brand new shopper for DVC here...I have read posts about people having multiple home resorts. How does that work? We are looking at possibly buying new for the first time at SSR, but we would rather have a home resort we are more likely to use - like VWL. Does having points at both give you two "home resort" advantages?

We are fresh off a DVC tour and spiel from our WDW trip last week and we have until tonight to take DVC up on their 10% off offer at SSR. But we love VWL.

Any advice?

Your home resort booking advantage is good at any resort you own, but for only the points you own at that resort.

For example, if you bought 150 pts at SSR you have 11 month book window there and 7 month elsewhere. If you also bought 100 pts at VWL you have 11 month booking at VWL with your 100 VWL pts and 11 month booking advantage at SSR with your 150 pts there.

VWL is probably easier to buy by going to resale market. Our board Sponsor, The Timeshare Store, is quite good. We used them and were very satisfied with their knowledge and service.

Do you mean that VWL is easier to buy than other resorts? I thought that the only way to get VWL is through resale.

VWL is easier to buy through a resale agent than through DVC. They do occasionally have points available other than SSR; we bought BWV from them after the resort was technically sold out.

What happens is that Disney has the "right of first refusal" which you will see as ROFR on these boards. In theory, if I want to sell my 100 points at VWL at $70 a point through the Timeshare Store, Disney has the option to buy them once someone offers on them. Or, they can let the sale go through. WE got VB resale points thru Disney. I think the main difference is that when you get directly from Disney, the turnaround time to use the points is less.

Thru a broker, you pay closing costs, but you see what you can buy right away. Through Disney, we told our agent we wanted VB points; it took a while for him to find them, and we could only buy 2 small contracts and no control over how many points. I am not sure what I would do now that I found these boards if I had it to do over again.

If you want to stay at VWL, and will not be happy at SSR, then I suggest that you wait and get VWL via resale. On the other hand, if you like SSR, and value the extra 12 years, or perks for buying from DVC... then you can go ahead... Just dont expect that you will be able to stay at VWL any time you want.

While VWL (and all of the other sold out DVC resorts) may sometimes be purchased directly thru DVC, the cost will be $89 per point (with no discounts or price incentives). There will still be no closing costs and DVC financing is available.

Purchases, thru DVC, for these resorts (OKW, BWV, VWL, BCV, HH and VB) are not always readily available (they become available both thru Disney's ROFR and thru forfeited contracts). If that's how you'd prefer to purchase, be sure to let your guide know of your interest.

Resales are readily available at all of these resorts, but I'd also call the resale brokers to let them know of your interest, as many contracts never last long enough to be listed on the internet. You will have to provide your own financing (a home equity loan or second mortgage will usually provide a deductible mortgage for the purchase) and possibly pay for closing costs, but the purchase price will likely be far below $89 per point.

Owning at 2 different resorts does give you the 11 month reservation priority at both resorts but, as already stated, only the points owned at the resort may be used at that time. All points may be combined at 7 months for reservations.

Kim,

You have just over 5 hours to make the call. Our guide said they have a time stamp on their voicemail. So if you get it in by midnight, it still counts.

My short reply is to go ahead and call so you get the incentives. I explain a little further on your other post.

We made the call, but we still haven't pinned down what we are going to do. I'm sure that our guide is having an attack. He has called 6 times in 4 days, but we've not been home this week at all to discuss what we really want to do. I thought that the hard decision would be whether or not to go DVC, not the how!

my main home resort is OKW 240 points - but I also have 60 points at VWL for the parties during Dec and Oct, and 50 points at BWV for wine/food festavial or CP.
