Agreed, can ride a bus all day long everyday in MPLS-but a WDW monorail :wizard: , pretty sure it is reflected in these sales numbers.
 
Thanks wdrl for the update through September. Please keep the updates coming. I too am amazed at how few contracts are being sold at AKL in comparison to BLT and SSR. I am originally a BWV owner (majority of points are still there) who purchased AKL when sales began before it opened. Like AKL (both Jambo and Kidani) as much as BWV and prefer both over all others including BLT. Perhaps AKL is just one of those resorts where you really need to stay there once before buying so you can overcome the feared (and in my view unfounded) concerns with the resort such as it is just too far away from everything (which with its better-than-others bus system, it is not)
 

I am VERY curious to see the BCV sales during the F&W Festival months, as many people suspect that this "prime sales period" is the main reason why Disney was ROFR'ing so many BCV contracts this year.
 
Based on deeds recorded with the Orange County Comptroller in October 2010, DVD direct sales for the WDW DVC resorts improved in October compared to September 2010.

Its amazing how BLT sales continue to move along at a steady clip. Unless the upcoming jump to $130/point stymies sales, BLT sales should reach the maximum permitted by the Declaration of 98% of total points by next Fall.

I continue to be dumbfounded by AKV's sales figures. Only 69 deeds were posted for AKV in October. With only 9,434 points sold, AKV trailed the sales at BLT, SSR, and OKW. I know several people have posted that AKV's sales have suffered because it doesn't have good incentives. But it wasn't that long ago that AKV sold over 75,000 points in a month and the incentives were not markedly less than BLT's. I believe DVD is purposefully holding back on AKV sales, perhaps to fill the void when BLT is no longer being actively marketed.

It will be interesting to see how the proposed jump in SSR's price from $95 to $120/point will affect its sales and the sales of OKW. Over the last several months, I suspect SSR and OKW have been used by DVD as a "low cost" alternative to BLT. OKW might still fill that position, but I wonder if DVD has enough available points inventory to meet the demand.

I've read a couple of anecdotal tour reports recently that Guides are pushing BLT heavily. That certainly dovetails with your hypothesis.

I think Disney is focused on getting as many OKW contracts to 2057 as possible and so they will probably step up ROFR if necessary to meet demand.

FYI: The Timeshare Store, Inc.® sold an Old Key West 275 points that expired 2042 for $55 per point and it waived today (11/3/10). It doesn't appear that Disney is anxious to buy back an Old Key West property. The last time they bought back an Old Key West property from The Timeshare Store, Inc.® was 2/2/10. We have sold 204 Old Key West contracts between 2/2/10 and 11/3/10.

I did not claim Disney was anxious to buy back OKW property, I said that they focused on having 2057 contracts which they got firstly through extensions by existing members and now every time they sell an OKW contract.
Further the time period you refer to is when Disney was more focused on getting rid of excess SSR inventory they had never sold, mainly non-treehouse points. Now that the price for SSR has been dramatically increased I suspect the focus will go back to OKW in the lower price sales and that may require more ROFR of 2042 contracts.
 
In November 2010, sales for the WDW DVC resorts were slightly below the sales figures for October. Sales at BLT increased by over 10,000 points, but SSR and OKW dropped a combined 13,000 points compared to the previous month. The drop in sales at OKW might indicate that DVD has finally reduced its inventory of unsold OKW points. With SSR's base price rising to $120/point, I think we will continue to see its sales drop in future months.

With only 59 deeds and 7,985 points sold in November, AKV sales were the lowest since sales started in February 2007. Sales at AKV actually picked up a bit in the latter half of November, perhaps reflecting the increase in SSR's price to $120/point. I'm optimistic that AKV's sales will improve now that SSR and BLT have had recent price increases.

As I remarked in the BLT thread (see http://www.disboards.com/showpost.php?p=39131744&postcount=206), BLT's base price increase to $130/point might slow down sales a bit, but it should still sell out before the end of 2011. And I'm not even wearing my bus driver's uniform when I say that.

Thanks for putting this all together. Great to see all of the data. It is clear that AKV sales are slow. It will be interesting to see what the December AKV numbers look.

Despite its impact on the pace of sales, I think the SSR price point makes a certain amount of sense. They are near they end; just the remainder of THV as I understand it. That's a fairly unique property, and while not everyone loves it, it really will resonate with some purchasers. Why not get what you can from those buyers?

(And, yes, I know that having SSR as your home resort does not mean you can book THV with high confidence, but I'm willing to go out on a limb and suggest that that is how the remainder is being sold.)

In speaking with DVC today they did confirm no availability of points through Disney for OKW.

December 2010 was a very good month for sales at the DVC resorts at WDW. It was the best single month for the year, and BLT had its best month in sales since October 2009. Sales at OKW and SSR dropped significantly compared to the last few months. I suspect the drop at OKW is due to DIsney having limited inventory, while the drop at SSR can be attributed to its base price increasing from $95 to $120a point. AKV is beginning to rebound from its low point in November. Most of the sales at AKV were recorded late in December. Thus, I am optimistic that the upward movement in sales at AKV will continue in January 2011.
