With all the weather challenges at the DVC resorts this year, does anyone want to make a guess what the 2005 dues increase will be?? Anyone optimistic (or crazy) enough to think dues will stay the same or go down? The past several "quiet" years have seen about 5% increases, if i remember correctly.:(
 
I'd be shocked if it was under 5%. I'm expecting at least 5%. Wonder if Orange Co taxes will be going up because of all the hurricane cleanups.
 
They'll go up 7-8%.

Hmmm.... Will the different resorts have dramatically different increases? VB = big damage =? bigger increase? SSR = landscaping not as far along =? smaller increase?
 
Besides whatever costs are going up, OKW will also have an additional increase in dues because of the new slide that's going in and the new expenses for lifeguards, etc.

For a prediction, I'll just say I think dues will go up, not down. :smooth:
 

I expect that Disney has a comprehensive and corporate-wide risk management plan with a significant amount of retention and the excess covered by insurance. That way each business unit can share in the cost savings made possible by the scale of Disney's operations. So the hurricane damage affect on insurance rates may be less severe for us than individual homeowners.

Still I expect a hefty increase, particularly for labor. Maybe it is time to eliminate T&T service.

I am hopeful you are right!!

but...

I own 4 weeks of timeshares through RCI, 2 of which are in the Carribbean.
For the past 5-8 years my mtc. fees haven't gone up half as much as these 2 yrs.......... owning Disney (BC).
Lets not even discuss the original costs!! :faint: :faint:

IMHO...I am very dis-enchanted. The name of the game is certainly "Greed" and in no way represents "Walt's Dream"!!

Guess supply and demand is still the driver...and people are still clamoring to spend whatever it takes...even if they cant afford it.

Im soooo happy I had these last 33 yrs. enjoying the "Magic" and now just contend with the tug of war between Disney and my wallet when Im there!!

I think this shows a bit of a misunderstanding on DVC dues.

By law, Disney cannot make a profit on our annual maintenance fees. So how can "Disney greed" even come into play here?


Now if you want to complain about the price that Disney charges when selling points, you can do so. But to complain about greed in a discussion about maintenance fees is off the mark.
 
up the insurance increase in rates alone will make it so.

some people have complainted already that there insurance rates have gone up 200% to 400% over last year.

So I would guess around 8% - might be less - but I would say 8% - and 4% of the increase due to insurance.

I would really expect your Carribean resorts to be hit with a big accessment fee this year. the Carribean got hit BAD. unless you are very lucky!!!

DVC had say originally that it would not charge an extra fee - just the annual fee.
 
I can see increases due to insurance because of the storm damage and increases in the transportation and utility costs due to massive increases in fuel costs. This may well be our first double digit increase since the VB jump in 2001-2002.

Hopefully DVCMC and parent corps know more about risk management than you guys give them credit for. Hurricane insurance usually has a substantial deductible, but I hope some money has been put up for contingencies like this and the impact on regular cash requirements won't be inordinate.

As I understand from a recent thread, members only own (through some legal sleight of hand) parts of the units. Not the common areas or pools or slides or beach or boardwalks or elevators or concessions or restaurants. So I hope members won't be responsible for covering the cost of repairing ALL these areas and structures over and above what insurance covers.

Do our contracts state we are resonsible for maintenance on the entire facility? Units we are deeded to as well as all common areas and WDWC-owned structures? Even the nearby BEACH?

I would not expect my OKW dues to increase due to Vero damage.

If increases are high I think we will need to read some fine print.
 
Another factor at Vero is the lost breakage income. There haven't been any cash customers there for nearly two months. However, I'm optimistic that Disney had a contingency plan for what would happen when a hurricane damaged the resort. I don't expect to return to the days of little or no increase for quite a few years at any of the resorts.
