Looking to sell who do you recommend?

We are looking to possibly sell our contracts. We just don’t see the value anymore after owning 17 years.

As long as the broker is allowed to be discussed, you can definitely share that.

If the broker is in the boards filter, then there is no sense posting that information since it’s going to show *****when adding the link to their website.

Basically, once you know a business can’t be discussed, don’t post anything about them…

Some have thought that if they discuss them in general terms by saying” this one broker” or saying “a broker who can’t be discussed” can be used as a way to share info.

That is considered a work around and of course, not allowed.

I know you didn’t ask for all this information but figured it might help others!

Im of the opinion its more of a "gimmick" just like their "red hot deals" which are mostly still above market prices.

9.5% is on the higher end of commission rates. Have discussions with many different brokers not just board sponsor. Commission rate is negotiable. With aggregator sites like https://dvcforless.com I would go for the broker who you feel is most RESPONSIVE to buyer offers and offers a lower commission.

I think what you are saying is that if I had a table of various broker commission rates, I could create it with the broker full website on one column and their commission take in the next column, paste in the table and the filter would erase the names that can’t be mentioned?

Unfortunately, the whole purpose of my question is hoping someone else would share so I can get an idea of the ranges.

In a world with dvcforless I would go for the broker that is the right intersection of customer service and price. I don't feel like they really do much in terms of getting your listing the most exposure; that's taken care of by dvcforless.

And, I also think that group is most likely to pay at or close to asking price. And, in my experience making offers through the site sponsor, their agents gently massage where the purchase price is going to land. All of us on these boards know dvcforless.com, but I’m not sure you can put most DVC purchasers in that column.

If you google search dvc resale, DVC Resale Market is the first result obviously since it's in their name - but dvcforless is the second result.

Anyone who is looking at DVC resale is plugged in so they'll find out about dvcforless very quickly. I wouldn't go with DVC Resale Market just for "eyeballs" - I don't think that's important. I have made offers and actually purchased DVC resale from a few different brokers, from the buyer's perspective they're all pretty much equal to me. And they're all equally easy to find thanks to dvcforless.

I know, and agree. But, I have to think spending all the money on marketing that they do must yield some rewards for them. But, whether that will reward you as the seller with more money than a different broker with lower commission? I just don't know.

I have often wondered if you are just looking to sell as fast as possible if it might be a disadvantage to working with a broker focused on keeping prices high… but these days, even “high priced” brokers’ listings are not that far off ROFR prices… maybe that’s how it used to be back before 2022 when the monster got neutered, I don’t know, but it sees unusual for most of 2023-2025.

People buy cars the same way all the time, show up at the dealership and ask the salesperson to help find them something they don't care what it is only that it's shiny and has heated seats.

Every experience has been excellent. Looks like their commission is 8.5% right now.
