Hi,

I'm looking to buy for the first time. :cool1:

Here's my situation:

1) Visit WDW about once every 1.5 years (twice every three years). My wife and I typically rent points to stay in a studio for a week or 8 days.

2) Our preferred location is BCV or BWV, but we've stayed at SSR and enjoy it as well.

3) Via resale I can get 100 points at SSR for $68/point, all 2009 UY points intact. Closing costs at $450, maintenace fees at $438 for 2009.

Is there any compelling reason to compare to buying direct from Disney? From my understanding I would have to buy at least 160 points and current incentives will only get me down into the $90s per point.

Thanks in advance for your advice!

Sounds like a good price resale, my only concern would be Disney buyig it out from under you via ROFR, in which case, you wouldn't be out anything except the time involved.

Thanks for the response! I know that price is "on the edge" for ROFR but my agent thinks we should be okay.

If there's any other factors I should be considering please let me know. Thanks again!

I bought resale since it was such a great deal and if it got ROFR'd I didn't really care...Here's the details...

100 SSR points with a September Use Year at $66 per point. It had 100 banked '08 pts, 100 borrowed '09 pts, all '10 & '11 pts. We paid $397 in closing and the seller paid the '09 maintenance fees. So in essence we received 2 years of points maintenance free. Passed ROFR in a few days and within 28 days we closed and booked with the points 3 days after that. It couldn't have been any easier. We were already members and only snatched it up for the price! Good luck!

I am sitting in your same spot. We placed an accepted offer on 200 points at SSR at very close to that same price. We only have 15 2009 points available, but we weren't planning to go to WDW until the end of 2010 anyway.

We're sweating ROFR right now. Good luck to you! pixiedust:

We purchased a resale to start, and recently added on throught Disney at BLT. The price per piont was definately more but I made up for it with no closing costs and a cruise for my family that would have cost me $2500. So I feel like I made out on this one :)

Disney seems to be waiving on Saratoga Springs properties we (The Timeshare Store, Inc.®) sell at $66 per point or higher with the buyer paying the closing costs and the dues on the number of points they are getting for 2009. Majority of our Saratoga Springs properties are selling at a price of somewhere between $68 and $72 per point.

Resale is a great way to go for a first time smaller (less than 160) contract. But if BCV or BWV is your preferred place, buy there instead.

Resale prices are great now! We just closed on a VB contract for $55 per point. No 09 points though.

"Buy where you want to stay" !! ;)

Never stayed where I bought several years ago and have been extremely happy staying at BCV and BCV. :) This mantra depends heavily on what time of year you go, and I wouldn't let it stop you from buying for that price.

Congratulations on finding a great deal at an awesome time to buy!
I also never sweat the "buy where you want to stay" mantra, as we have had remarkable success at the 7 month window in the off season. I will continue to enjoy my low dues at SSR while staying at BCV, BWV and AKV.
I suspect you will be very happy watching others pay top dollar for those 12 extra years.
Still my next trip will be my 1st use of the 11 month window at my new "bonus" resort, THV 1/7-1/15/10!!!

Add me to the list of not buying into the "buy where you want to stay" mantra either. We've been extremely successful as well getting what we want 7 months out and even less at times. Just got a weekend at BCV for F&W festival which is less than 3 months out. Allegedly unheard of.
I say buy where its cheaper. Keeping in mind I did not buy where it was cheaper. We have paid full DISNEY price for all 3 of our contracts, Ouch.

$68 - $72 pp is right about where the CM discount is right now for SSR. That should get by ROFR. Good luck.
