Looking to buy a dvc FSBO

This is a general question, I have noticed there is virtually no fsbo resale mArket. I just purchased a dvc fsbo last week and would like to do it again and frankly it was easy for both buyer and seller.

There seems to be an attempt to not encourage these? Or something.
It's much easier then buying a home, infinitely so, and homes are on sale on fsbo all the time.

It's really odd I must say. Anyone agree?

Not sure where you made your first purchase, but I hear Ebay and TUG are possible places to look. The DIS forbids For Sale posts, so you will not find any here..

what's the advantage for the buyer?

if the price gets cheaper, DVC is more likely to ROFR the contract. the buyer gets more protection and assurances by using a broker.

it's fine if it works for you, but the advantages are all for the seller.

There are many advantages. I do not subscribe to the overpriced theory, if everyone can save a few hundred in the process it's worth it. Why should brokers get money that is easily dine wihout them, all you need is a contract and a closing service period.

There are also opportunities to work out swaps and other arrangements. Besides the fact I like knowing who I am buying from.

redweeks, bidshares and craigslist are other good options. TUG and ebay are also good options as noted however you don't get much action for individuals there. Seth Nock is a good choice for a resale agen that will work with you and can help you keep the other costs down. If you find the right option, a FSBO can be a win win, esp now that the ROFR isn't so much an issue.

I say it all comes down to marketing. Using a broker gets the maximum exposure possible to the seller. The fact that you have a hard time finding places for owners to sell their DVC on their own is testament to this. Further, a broker specializes in this and likely has a better understanding of what the pitfalls are and can advise accordingly. I would say the use of a broker at a cost of a few hundred bucks more is insurqnce that is well worth it.
