Hi-

i am looking at purchasing a DVC at the boardwalk. Looking for roughly 150 points.. We have been going every year for the past year and currently stay at the swan or dolphin... we feel purchasing at the boardwalk gives us the same options of transportation (boat and bus) and some great night life! Except with the DVC we get magic express to the hotel. Can anyone shed some light on a fairvalue pricing of the Boardwalk?
 
I think people are paying on average $100 per point. Make sure you look at whether the contract is stripped. For example, a contract with no remaining 2016 or 2017 points represents a value difference of whatever the cost is of those 1 or 2 vacations that you aren't getting. In my case I bought an extremely stripped contract for AKV (so stripped closing was delayed by 6 months due to a pending reservation which used points borrowed from the future year at exactly 11 months) and actually had to pay dues (about 1400 dollars in this case) on a year's points which were actually used by the owner for a vacation (and I wasn't invited). However the price was about 3-4k less than similar contracts which were loaded, as it should have been. Especially in the case of resorts with relatively short contract lives (BCV, BWV with 26 years left), that extra year or two without points may be significant.

So basically not all contracts are the same. I think there's a bit of hysteria in play when it comes to paying more for contracts ending in 2042 than for some with end dates of 2054 or 2057 (if only for consideration of their future resale value), but if BWV is what you love...
 
You may like the boardwalk area but you may end up loving a different DVC resort more. That's what happened to us so you may end up buying BWV but be prepared to maybe buying a different resort in the future.

Hi Jeff, Check out the Rofr thread. It has a lot of helpful info for researching this very topic. There is quite a bit of data going back many months for you to look at and see what people are paying for Dvc resales lately. We are currently waiting for an answer back from Disney for an offer at Bwv submitted this month. It was an almost fully loaded contract with 203 points banked plus 250 for '16 & '17. We got an accepted offer from seller for $102 a point. It's a bit higher than some other offers but with all the points coming we felt it was worth it. It is however a WAY better deal than buying direct imho! Good luck.:tinker:

Plan on taking at least 2-3 months to complete a simple purchase. Add in any international purchase or foreclosure or divorce sale and it could take longer. If there are current year points that expire in six months or less, have the owner bank them prior to going to ROFR.

If you purchase resale, you can't use the points for the Disney Collection. No real loss since those all require a whole lot of points. You can rent out your points and use the proceeds to book anything on the Disney Collection for cash. DVC is best used for DVC.

Thank you for the knowledge! Is boardwalk our best bet? we really like that area. or should i look at a longer maturity?

That's obviously a personal decision. We recently re-purchased BWV (last July) before the recent spike in prices. We chose Boardwalk for many of the same reasons that you describe in your earlier posts. For us it is a great resort with a fabulous location. When at WDW we spend about 80% of our time at Epcot, Studios or on the Boardwalk so it was really a no-brainer. 2042 is still a loooong ways away and a lot can and will change between now and then: both at WDW and with your own vacationing style. For us, it was the right decision.

Boardwalk has many advantages including being close to two parks, having easy access to dozens of restaurants (the two parks and Epcot area), its own nightlife, and the ability to get boardwalk view (one of the best on site) and standard view (one the best DVC bargains giving you the ideal BWV location for a point cost comparable to OKW). If you want either boardwalk or standard view, you really need to own at BWV because those are often difficult to get throughout the year at 7 months out. Moreover, if you want BWV at all during the last quarter of the year, you also need to own there because it can be difficult even to get pool/garden view (which is 60% of all rooms) at 7 months out during that time.

Its current disadvantage is its 2042 end date, same as BCV, VWL and a portion of OKW. In weighing any purchase, you need to give some consideration to the end date. If you are under 50, you have a real risk of having your contract end before you may want to cease using it. Alternatives like AKV and SSR with 2057 and 2054 end dates, respectively, are signficantly less expensive right now in resale, and if your usual tavel time is between mid-Jan and late Sep, you could use those contracts to get BWV pool/garden view at 7 months out, which is invariably open at 7 months out during that 8 1/2 month DVC demand off-season.

No kidding there. We put in an offer on a divorce sale and while a really great price that I am willing to wait for it is clearly going to add quite a bit of time. Every piece of paper goes not from the broker-> seller. It goes broker, wife, husbands attorney, husband. Clearly this sale isn't a top priority for the latter two so we wait. :bored:

We are in our early thirties. currently we have been going in early november. This gives some great insight into what we are considering. The key is jellyrolls and Epoct and HS. But maybe cost it is better to buy one of the other two.

Late Sept thru Dec is DVCs busiest time. Sine you are talking about early Nov and I'd assume a studio and BWV is your main priority then you'll likely need to own there. If you'd be ok staying other locations then a longer end date might make more sense, but if that location is it then I personally would not do one of the others.

that makes sense.. i have been shopping around and generally look for the best price... but location is currently very key to us. Thank you for your input! Yes a studio or 1 bedroom as our friends with stay with us vs staying at the swan or dolphin...
 
The EPCOT resorts area is my favorite location! If you see yourself being able to make reservations 7-11 months (preferably 11 months, for the Standard rooms or Broadwalk view rooms) out then it sounds like this location would be an excellent choice for you. However, if you are only able to make reservations less than 7 months out then I would pick another resort that is cheaper and one that has a longer expiration date!

In general, DVC works best for those who can plan 11 months out, or at least 7 months out. If you are looking at shorter-term planning, do not buy a premium contract, even in resale. Find a contract with cheap points, because booking at 7 months or closer puts you at the whim of availability, and you get no home resort advantage.

It's only worth paying premium if you will use and need home resort advantage.

If you'll be planning 7 months or less out then it doesn't matter where you own. But you may also have some difficulty consistently getting the villa you want at BWV that time of the year. The timeshare may not be your best option.
