My wife and I have just recently started looking at DVC. We will end up joining.We have a trip in April staying at PC.Would like to join then,But now that the F&F promotion is over would we get a better deal on a RESALE? WE are going back in December and could wait to see if ther is another promotion. If you could do it over again what DVC resort would you buy? STUCK IN THE MIDDLE !!!
 
It really depends on what resort you want to buy at. I feel you can definitely do better with a resale vs. the $8 per point incentive currently being offered. The other question is, were you going to pay cash or do you need financing? That could also make a difference. You could still find a resale @ OKW in the $75 range and it would probably have some banked points to go along with it. Good luck with your decision. :goodvibes
 
There is still no word on any new promotions. I feel that there won't be anything like F&F again. Also SSR has a price increase slated for April or end of March. They will be going to $101 a point. As of right now they are $98 per point with a $8 rebate per. Resale may be a great alternative if the price is right. Make sure that you understand there will be closing costs involved with the resale market. Also make sure what points are available to you. Some resales I see have no banked points and some points actually gone from the next UY. Buying through Disney there would be no closing costs, you generally get previous UY points, and if you have to finance they are actuall 1% to 2% lower. As far as where to buy.........thats up to you. We bought site unseen. All we knew is that we wanted to be connected to a theme park....only three resorts are VWL, BCV, and BWV. We also bought through Disney so the only other resort available was BWV...so thats where we bought. Paid more.....$92 per point but we like the extra 4 booking months and possible higher resale value if we have to sell.

I understand that there in no closeing cost if you buy through WDW.Is that just for new or resale also through WDW. I think RESALE is the way to go if no promotion is going on. Where would I find listing that WDW would have for RESALE?
 

The Timeshare store who is the sponser at the top of the page is a great place to look for resale.

You can purchase any of the sold out resorts through Disney for $92/point and there are no closing costs. If you are not a DVC member, you must purchase at least 150 points. If you are already a member and are adding on points in your same use year, you can purchase as few as 25 points from Disney, or as few as 50 points if you need to finance your purchase.

The F&F promotion, which ended Feb 1, gave you a 15% discount on a minimum 150 point purchase into SSR. So at $98 you would deduct 15% and the net cost would have been $83.30 per point. It was a great deal and many new owners took advantage of it.

Disney doesn't really have any resales.....they do accumulate points back from ROFR on their sold out resorts. When you talk to a guide they will always bring up SSR, but you can mention the other resorts and they will tell you if there points available. I know Disney has a lot of points for BWV...not sure about the others. I thought I read a post about some one just getting a 150 point contract at BCV.

Now with the difference between SSR and the sold out resorts being only $2.00 you can think more about location......but dues will be higher at BWV, BCV, and VWL.

92/point sounds high even with no closing cost. The timeshare store says closing cost will be no more than around 450 to 760 dollars. If I buy RESALE there AT say 250 points @80$ =20,000+760 closing vs. 250 @92$ =23000.00 with no closing.

If you can that sounds great. If the resale is BCV or BWV it may not pass ROFR. Disney will scoff it up and resell it. If its SSR you may have something. But there are more experienced people here that are more versed in the resale market. If you do buy resale see if you are getting last or even current UY points.......you may purchase a contract and have no points available unil your new UY.
