Looking at buying resale. Any suggestions?

I'm wanting to buy resale. Are there certain sites that are more difficult to deal with than others? Thank you!
 
How is your knowledge of the DVC resorts, the DVC system, banking, borrowing, UY, and all of the rules and policies?

That is step 1, finding a listing that meets your requirements is step 2.

I just went through the resale process. In the end, I picked the company with the contract that fit my needs. There are a lot of things that impact the resale process (ROFR, estoppel, seller signing, sending money, title company, etc.). So, even if the resale company is awesome, there are things outside of their control that will impact your sale.
 
Check the "a word about our sponsors" post at the top of the first page of this forum - it lists several that are a good place to begin. DVC Resale Market and The TimeShare Store are two of the largest, probably, and both have pretty easy to use websites.

DVC Resale Market's page lets you refine your choices by active, recent, use year, size, resort, etc. It's very helpful in narrowing down possibilities and comparables. You may want to start there.
 

I placed an offer on a resale that was taken by disney through The Timeshare Store, and have a current offer in place with DVC resale market. I found both to be very prompt with taking action when needed, and very prompt to respond to any emails regarding the purchase. I did not really need a lot of "hand holding" as I did a fair amount of research on this site before making an offer.
 
Best advice is look for a contract that you like. Use a company that you feel comfortable with. Also one thing I didn't know after we were under contract is the closing company. Check out your options. For us we could have closed over a month and a half sooner if it weren't for the closing company being behind.

There are several very good companies to deal with. I used DVC Magic Resales and have been very happy. I would spend alot of time reading through the information that is on this site before even thinking about placing an offer. Once you understand the process and know whether you want to purchase DVC. Then IMHO, resale only makes sense. Understand that resale will take longer and you run the risk of losing the contract to Disney through their Right of First Refusal. However, if you pass that, you have saved thousands of dollars.

I am using **********.com.

As by seller can not close until end of May, I am in a holding pattern after having passed ROFR.

They have been fine, responsive when I needed.

That being said, I use an aggregater that has most or all listings from all resellers. They had one I liked. That is the only reason I used them.

I think you will be fine with the major resellers.

Of course, sometimes people in business just fumble the ball, so a bad experience is always possible.
 
We've used four different brokers for each of our contracts. I always went with who had the contract I wanted. The brokers that did not want to present my offer, I didn't try with them again. I would use any of our brokers again if they had the right contract.
 
This may sound silly, but it seems like buying DVC is different from genuine real estate in that there are no buyer/seller agents. There are just brokers where the contracts are listed. Hence, I can't just call/email a broker and ask him/her to look for what I want/need outside of what's available at his/her company. Does this sound about right?

when I became very serious, I signed up for the big/reputable companies to get their notifications. It looks 3 months, 2 of them searching several times a day as I had a trip coming up... when a listing hit that fit my needs, I called, made an offer and accepted a counter offer all within 2 hours. So, I did not go with whom I thought I was going to but I had a great experience with the sponsor of this board.

That is pretty much true. It is not like a multiple listing service. The broker is getting a commission for basically listing it on their web site and doing the paper work.

But be aware, there is a site that aggregates all the listings. It is one stop shopping. You can see if there is a contract that fits your needs in 2 minutes. It is faster than calling a broker.

I think it is also a testament to DVC resales. Brokers do not have to do all that work. The contracts to a large degree sell themselves.
