I am not sure we can say for sure that the OG Poly buyer bought for studios because when it was selling, it was the primary active resort so people didn’t have a choice,

The fact that PVB studios tend to be availBe still at 7 months mostly year round, leads one to believe that many are not booking it and instead trading out.

I know some don’t think it’s going to be a problem if it’s rolled into PVB, and maybe once fully declared that will be true…but during the initial stages. I think we might see some difficulties…why we don’t even consider buying unless it’s new.
That logic might make more of a case that those PVB owners are looking for a 1 or 2 br…. In which case I want less to do with the new tower, if they combine the associations ….

I'm doubling down on what I've thought for a while...as of Sept. 29th, 2023 DVD has about as much idea which way they're going to go as we do.

In all reality I'm only half joking. I bet they have had discussions ad nauseum and are in general agreement which way they are leaning but definitely are taking the temperature of the water as they go and will allow themselves to call an audible if they see a clear path open for the way that benefits them most. There's still some time to go before they have to announce it and macro and micro economic/geopolitical events that can affect sales are constantly in a state of flux. If there is a sudden call from Iger and the board to infuse cash ASAP then they'll do what's best for that goal. If rates/economy/perceptions about Disney change for the better then they'll go another direction.

In the end I hope Disney decides to do what I want and that is to sell me a new unrestricted association at 180 pp. Thanks in advance to DVD for seeing things my way! I can already taste the dole whip from the 6th floor Theme Park View Studio I just booked in my mind.

I’ll tell you what though, you welcome to my life time supply of dole whips….. I would not touch one of those if Disney gave me the tower to do with as i pleased …

Gut job to the studs for the three DVC buildings. However, they kept the doors, door frames, elevators and I'm not 100% on the sliding door but it never looked new to me (except if you happened to get an ADA room). Exterior was refurbished and roof was replaced.

With DVC, came the gut of the lobby waterfall, an expanded Captain Cook's, the loss of the Arcade, Trader Sam's and outdoor area were built, the destruction of the back waterfall, garden and bridge to build the artificial turf common area and Pineapple Lani, the new splash area and modifications to pool to give a better view at Ohana's of the castle, a complete refurbishment of the quiet pool and bar area and of course the view-blocking bungalows.

Original plans called for the destruction of Pago Pago to build Tower 1 and the lazy river pool area.

I'm not sure there's a resort on property that has been more changed than the Polynesian.
If I remember right, I believe Tikiman indicated sliding doors were replaced when longhouses were converted to DVC.

Anybody want to guess how long the trek is from the dole whip shack to the 6th floor of the tower? On a warm day our dole whips are fairly melted by the time we reach the Oasis pool.
 
The new wrinkle this month is that VGF is priced higher than riviera starting. Maybe they will launch CFW at the $217 and Poly as part of the original association without resale restrictions at the $230 a point. Maybe two executives are arguing if the resale restrictions are really helping them (or creating an IT headache/confused customers).

I have cash ready to buy poly when the new tower opens for sale. If it’s part of the original association, I will buy direct. If it’s a new association with resale restrictions, I’m buying resale. The resort in general has a ton of life left and I like the resort but like the safety net that if I needed to sell that potential buyers aren’t turned off with resale restrictions.
 
So far approximately 75% of all voters are leaning more toward new association in contrast to the previous poll from 2022 where 70% of people thought it would be part of the same association.
Will the poll allow us to change our vote?

Riviera's association (the most recent) was formed in July 2018. The resort opened 15 months later, in December 2019.

I do not see any evidence that a new association has been formed for Poly Tower yet, but will keep checking the FL SOS website (https://dos.myflorida.com/sunbiz/search/).

VDH would be the newest association but keep checking for us! Other than the SEC documents that were shared, I don’t believe their are any other documents out their for public that relates to the project at all is there?

Also, is there anything for FW yet? If there is…since that is opening next year as well…that might be a big clue.

Interesting that there's nothing for Cabins at Fort Wilderness there, unless it's filed under a dummy name/address somehow?

Good point. It looks like the VDH association was originally formed in California on July 7, 2022 and VDH just opened on September 28, 2023. I don't see anything for the FW association yet either. It doesn't look like they've used dummy names/address for the original filings in the past since no amendments are showing.
