I was thinking along the lines of the Tree Houses being integrated with SSR. Its a nice trip from the Treehouses to Congress Park. Maybe the same distance on a Bus or Boat as is Wilderness Campground and Lodge.
I would think that it is much more likely for whatever will go on the Reflections site to be integrated with the cabins.
 
I guess the same question could be asked about the new Ft Wilderness DVC project ; Will these be added to CCV or its own DVC resort ?

It has already been announced it will be a new resort. But, as posted, FW and WL are different hotel resorts.
 
I know, the thought of adding more on at Riviera has crossed my mind, too, but I really do want some park diversification and love the tower style and location of Poly 2.0, if not the design aesthetic on the outside. I love Riviera, but even that can look very institutional when coming back on the Skyliner when the sky is grey as a backdrop.

Neither here nor there, we love the utility, size, design and layout of Riviera on the interior, so hopefully Poly 2.0 has similar styling. The added bathrooms will be awesome, but this point chart is going to be STEEP. Between the location, love for Poly, fireworks views, and new design style inside, it's going to be very pricey.

What would be the next documents to be officially filed that would give some clues on declarations, associations, possible sale timeline, etc.?

Creation of it as officall could be one as it will include the name of the project. The 2025 point charts could be another when they are released in December.

In addition, it could just be the updated POS documents that get filed every year with the new budget amounts

It was that document in which we all discovered officially VDH was given the restrictions
 

If Disney were smart in this current climate they would start pumping this tower up sooner rather than later. They need something new and fun to latch on to. Something positive and exciting for the non hardcore DVC/non DVC people to look forward to.

New revisions to the POS won’t necessarily happen prior to then, but even if it does, they don’t share them with them.

The meeting is mostly fluff and nothing big ever happens.

Occasionally something does, like when Ken Potrock was VP and announced the opening dates and villa types for CCV, including concept art for the cabins, or when RIV was about to open and they drove busloads of members from the meeting to tour it. You just never know. Given how much more informative Disney Files has been, maybe we’re looking at a new day, when DVC management is more open with us, for whom they’re working. I wouldn’t expect them to announce anything controversial, though.
 
We had considered it when VGF came on sale - but in the end our heart is at the Poly. I’d also like to see what 2 bed availability will be like at the 7mo mark (along with the point charts). If it’s a new association and we are “stuck” with our PVB1 points in studios that is fine with me - we really do love those rooms.
I'm really curious how different the Poly2 deluxe studios will be from the Poly1. Do we think they'll be similar to the ones in VDH - sleep 4, and only have a shower? I can't understand the thinking behind building all the studios with a shower only - unless they shifting strategies to building spaces for couples? If they are drastically different, would it make original Poly1 studios more popular?

Also - if they sleep 4, then the lock-offs max out at 9 people.

I would be surprised if the studios are the same size as the original studios. The tower simply doesn't have that much real estate. I'm wondering how the charts would look if part of the same association? Maybe similar to VGF where the charts are the same but the rooms are different although this would obviously be a drastically different studio compared to the original.

One potential benefit of having staggered expirations at the resort is not having so much to redo at the same time.

Having so many end in 2042 is going to be interesting for DVD. There had to be a reason why they changed it up to give every new resort 50 years.

Owners would still have an option at the Poly with tower rooms while long houses could be refurbed and resold.

I would be more concerned about the rest of the Polynesian resort, which is 50 years old. I believe it actually opened before CR. PVB longhouses were built several years later and completely refurbished to they can be considered less than 10 years old. Tower will obviously be new.

I suspect the GCH (Polynesian lobby, pools, hotel longhouses, etc) receive a major rehab before PVB expires. Doesn't that mean PVB and tower owners will pay a portion of the common areas of Polynesian resort to be rehabbed? All, while they deal with the inconvenience of a major rehab?
 
I don’t think you can predict based on the studios in the longhouses. That was a flip from the hotel. It wasn’t DVC building from scratch.

I’m curious to see if they recycle the DLH layout. With studios sleeping only 4 and no bathtub, is DVC starting to push families (esp families with young children) into 1 BRs?

They would have to drastically increase the number of one bedrooms - which maybe they are with Fort Wilderness? It's an interesting question. If Poly2 deluxe studios follow the VDH footprint, then it could be a shift from marketing to families to childless couples. I'm curious if park/hotel attendance supports that?

Isn’t the point of duo studios to market to childless couples? That’s why I was surprised at the VDH studios. And I think the DVH studios may catch some off guard when booking if you’re accustomed to booking studios at the current properties which have bath /tub combos (with the exception of BRV or CCV).

If Poly2 has studios with shower only, it’s going to change comparing it to another property’s studio when deciding where to book. At least for owners that want a bathtub.
 
As far as I know, we've only seen floor plans from the first floor, right? So in my mind, it's possible that Poly2 might have both shower-only and tub-shower studios, like CCV has. Based on VDH, I wonder whether they're trying to keep studios to a capacity of 4 and 1BR to 5 - instead of the stupidity of BWV where a studio sleeps 5 and a 1BR only sleeps 4 (unless you bring a sleeping bag)! I can hardly wait to find out....
