Late Summer/Early Fall Incentives

Thanks. Definitely sounds like you were in your 10-day period. I don’t close until late September, but definitely out of my 10-day period and we’ve already done our online notary. I guess I’ll see what my guide says. Won’t get my hopes too high for the time being.

You're not canceling anything so I would think as long as you've not closed yet it can still be amended. But yes, it is too late to cancel (or at least, DVC doesn't have to allow you to cancel at this point).

I just need enabling :)
You’ve come to just the right place— and you are able!
But is the eventual resale value really a mystery? After seeing the RIV trajectory for 5 years, is there any reason to believe at this point that a 1-resort contract should have a value anywhere near the 17-resort contract DVC sells you? Or even half the original value?

We love RIV and CFW is our favorite resort for non-park stays. But I wouldn't buy either one direct because of the restrictions, and I wouldn't buy RIV resale even at current prices. For a 1-resort contract, I think the price still has substantial downside.
Agree with all of this. I actually think CFW might hold up slightly better without LSL added because then at least you’re talking about a lower number of total points on the market (and presumably most of the CFW owners really, really love the campgrounds).
This is why if I buy into the cabins it would be for 75 points. However, I would want the protection you bought yourself with a fixed week. Therefore, I haven’t purchased the cabins.
I wish DVC would offer fixed weekends (or any 3 day period)— maybe it would be a logistical nightmare for them, but I bet a lot of us would be more interested in buying 75-100pt direct (and restricted resale) contracts that locked in the ability to stay in a 1bd for a Friday-Mon at VDH or CFW.

It was discussed above, but even though I only INTEND to spend 100% of my VGC points at VGC and 100% of my BCV points at BCV, sometimes life happens and having the ability to move them to another resort instead of losing them at end of UY is huge.

Please remember…you can not discuss specific contracts for sale.

Some posts have been deleted.

So, no posting of what you are seeing. We allow people to link to www.dvcforless.com which people can find things.

General comments and trends are fine.

Alright, finally sat down and did a full calculation on the new incentives vs. what I locked in back in July (I locked in at the end of the $1,000 off AP discount period because that was better than the initial round of incentives that came out in July). I was doing my math too quickly earlier. The new round of incentives would actually save me an additional $1,100 on my 300 pt. RIV purchase. Just sent an e-mail to my guide. Really hoping she can reprice it for me. I think I'm just going to be patient and wait for her to get back to me on Tuesday when she returns to the office.

Seems like the 150 pt mark is when the big incentives hit right?
Some resorts have (smaller) incentives right now at 100 points. All signs point to soft sales--and DVD gearing up for LSL, which will have about 900 rooms. How many of those LSL rooms are DVC, I don't know. But maybe half? But at half, that number of DVC rooms is double the rooms in the new PIT, which is somewhere around 35% sold out. And that's not great. I'm guessing DVD is going to push really hard to close RIV, minimize exposure on PIT, and do whatever they can on the cabins.

Yeah, they added the Welcome Home incentives to VDH, an extra $5 per point on 150 pts.

So for 150 points at VDH, you'd save $35 per point, bringing it down to $210 per point before Magical Beginnings or other discounts, correct?

You can do D23, CM or Military but have to choose one.

Can you combine one of those with the $750 welcome home weeks discount?

Yes, the pricing sheet shows a new column called "Special Offer Developer Credit." That $500 credit is one of those items (you can't use more than one).

I'm guessing the $750 is the 150 points x $5 extra off. But who knows? As usual, the lead in is poorly worded and without specifics.

Oh, that could be. I thought it was $750 off in addition to the $35 off per point. I don't know why they can't just word it better.

Yes its dumb they make it sound like its an extra line item discount but its just the extra few bucks they added to the earlier incentives (so for RIV at 150pt it was originally $24/pt and now its currently $29/pt).
