Thanks. Definitely sounds like you were in your 10-day period. I don’t close until late September, but definitely out of my 10-day period and we’ve already done our online notary. I guess I’ll see what my guide says. Won’t get my hopes too high for the time being.

Agree with all of this. I actually think CFW might hold up slightly better without LSL added because then at least you’re talking about a lower number of total points on the market (and presumably most of the CFW owners really, really love the campgrounds).But is the eventual resale value really a mystery? After seeing the RIV trajectory for 5 years, is there any reason to believe at this point that a 1-resort contract should have a value anywhere near the 17-resort contract DVC sells you? Or even half the original value?
We love RIV and CFW is our favorite resort for non-park stays. But I wouldn't buy either one direct because of the restrictions, and I wouldn't buy RIV resale even at current prices. For a 1-resort contract, I think the price still has substantial downside.
I wish DVC would offer fixed weekends (or any 3 day period)— maybe it would be a logistical nightmare for them, but I bet a lot of us would be more interested in buying 75-100pt direct (and restricted resale) contracts that locked in the ability to stay in a 1bd for a Friday-Mon at VDH or CFW.This is why if I buy into the cabins it would be for 75 points. However, I would want the protection you bought yourself with a fixed week. Therefore, I haven’t purchased the cabins.

With an October UY, no way I would wait if I knew I wanted more RIV points. No guarantee there will be a better deal before it sells out and you’d have to wait another year for the same potential magical beginnings benefit. Go for it!

Some resorts have (smaller) incentives right now at 100 points. All signs point to soft sales--and DVD gearing up for LSL, which will have about 900 rooms. How many of those LSL rooms are DVC, I don't know. But maybe half? But at half, that number of DVC rooms is double the rooms in the new PIT, which is somewhere around 35% sold out. And that's not great. I'm guessing DVD is going to push really hard to close RIV, minimize exposure on PIT, and do whatever they can on the cabins.Seems like the 150 pt mark is when the big incentives hit right?

Yes its dumb they make it sound like its an extra line item discount but its just the extra few bucks they added to the earlier incentives (so for RIV at 150pt it was originally $24/pt and now its currently $29/pt).I'm guessing the $750 is the 150 points x $5 extra off.
