Last years of term home resort only

The wife and I are looking into possibly buying into DVC on the resale market. I asked a buddy of mine who is a member about a couple things, and he told me that for the last 13 years of their 50 year term they are ONLY allowed to stay at their home resort. Is this rule still in effect? We were looking at Hilton Head , but with only 25 or so years left, that would mean less than half of that time could be spent at other resorts.

I've never heard anything like that I'm not sure where your friend got that information. Perhaps did they buy SSR when it first went on sale? It has an expiration date of 2054 vs 2042 for all the resorts that existed at the time. That could explain where they got the misconception that they could only stay there for the last 12 years. As DVC had added on those SSR owners could trade into any of the newer properties that will still be part of DVC come 2042.
 
They did buy SSR. Not exactly sure when - i guess that was an incentive given by Disney? Get an extra 10 years, but can only stay at SSR? That makes sense. Thanks!

No when Disney created DVC in the early 1990s they sold it as "50 years of Disney vacations" and the only resort was Old Key West which was actually called the Disney Vacation Club. It had an RTU expiration of Jan 31 2042. As it sold well and DVC grew they built other resorts-Vero, BWV, Hilton Head, BCV, and VWL. However they kept the RTU as 2042. By the time SSR opened in 2004 they needed to move the RTU date or new buyers would have had less than 40 years. So they set the SSR RTU date for 2054. Since all the other dvc resorts in existence at that time expire in 2042 they would have had to tell potential buyers that they would be unable to trade out once the other dvc resorts RTU ended in 2042. Of course they continued to build new DVC resorts so SSR owners will have multiple trading options beyond 2042.

CMNJ explained above that is not correct. It was simply timing that probably led to them being told that however since more resorts were built after SSR they'll have a lot more resorts to stay at even during the last 12 years.

Doesn't sound like he's kept up with things. :)
More simply misinformed. It's certainly possible they will limit access late in the course but if they do, it'll likely only be a couple of years.
