Landlord issue

Do I have any grounds to be mad? My landlord told me that I need to get a sublet to move out. So I started showing the place, found someone great and had him apply. Its been almost 2 weeks since the landlord told me or the man anything. I have contacted the landlord WHO IS NOT ANSWER his phone or emaill, its been almost two weeks. I fear Im going to lose this sublet. What do I do
 
I do not know how close you are to where your landlord is located, but could you go and see him in person?

Marq- I like that. Either way Im moving out saturday. Im so angry that he cant be bothered. Mabey I should email him and tell him the chimpmunks are back. ThAT might get a response.
He and I live quite far apart (the landlord and me).

send him a certified letter that he has to sign for, then you at least have proof you contacted him.
 
but what do i do when I loose my sublet because he cant take the time to answer email?
 
You do understand what a sublet is don't you? It's not the new tenant taking over your lease. You still have the lease and are 100% responsible for the payments to the landlord. The landlord doesn't get involved. The person who sublets will pay you the rent which in turn you use to pay the landlord. If you sublet-er default on the rent to you, you are still 100% liable for the rent to the landlord.

No my landlord has agreed that I can get my name off the list if I can get someone else on it.
Im so ticked right now Im seeing red. The landlord told me the holdup was contacting this guys landlord. ITs been two weeks and he still hasnt contacted the landlord. I dont know what to do.

A sublet lease is between you and the new tenet. You remain responsible for the condition of the apartment and the payment to the Landlord for the remainder of your lease.

You Landlord probably isn't bothering to answer because he really doesn't care. His concern is whether or not you continue to make payment in regards to your contract with him.

Then that's not a sublet. That is a lease termination.
 
Well you think he will move faster when march's rent doenst show up? I dont know what to do cause he's not bothering with this at all. He told me he was contacting the guys landlord and now the guy has told me that his landlord (a freind of his) hasnt been contacted. What recorse do I have?
 
so it sound slike it isnt a technical sublet situation. Your landlord is letting out of the lease early because he didnt have to find someone else.

Did you have anythingin writing stating he would let you out early?
 
I would send him a certified letter in which I said something like this:

Dear xxx,

Per our agreement, I have located a candidate who will be taking over apartment (xxx). I will be moving out on xx. He will be moving in on xx. He has agreed, in writing, to assume the same payment required of me. (See signed agreement attached delivered with this letter.)

I have tried repeatedly to contact you about the specific candidate and received no response, so I will assume that, if I have not heard from you by xx, he meets all of your criteria and that you accept him as your new tenent. Please contact me soonest if you have any questions or concerns.

Follow up with a voice mail about the certified letter.
 
I really can't advise you on that. Landlord/Tenet laws vary widely by locality.
 
Im from wisconsin. Im hoping that mabey hes on vacation. I had a email from him (that I missed) on monday asking me if the chipmunks still live on.
 
If you decide to just not pay March's rent, you'll have a whole new set of issues.
 
March will paid but its gonna be late. I cant afford two rents, and hes had more than enough time to handle this.
