Kingdom Towers: Sooner or Later?

Time for some more speculation. What do you expect to happen? The way I see it is Disney could follow a few different scenarios for the sale of the Kingdom Towers.

1. Start selling as soon as possible, marketing KT as high end DVC. They would sell the points for more than what SSR and AKV are selling for, thereby still being able to sell SSR and AKV as more budget conscious choices.

2. Wait to start selling KT since SSR and AKV are still for sale, not wanting to cut into those sales too much.

3. Sell KT to current owners first (like they did with the BCV), making SSR and AKV desireable for those who are waiting for KT to go on sale. That move could force people to buy SSR or AKV in order to get a first shot at KT.

Or another scenario? What are your thoughts?

They don't expect to open KTR until Fall 2009. They have no reason therefore to rush into sales particularly while AKV is still out there with a long way to go. I suspect sales to begin spring or later 2009. When they do start selling, you will have a new and higher sale price but one at AKV (SSR should be sold out by then) will be kept lower by dollar per point discount. They may give current owners a month head start although I suspect they won't give any.

If you feel that they won't open till Fall 09' then when would you suspect DVC would start selling or start taking ressies? I would think they want owners in there paying the bills.
Would 5 months from opening be a reasonable time to start taking ressies? Then from whatever that date would be figure they would want to have sold enough points to get fanies in the building instead of sitting emptyish. It would be criminal if they let non owners be the ones to break it in.
Any thoughts?
 
My GUESS is that they will start selling sometime in 2009 for stays starting early in year 2010.
 

My guess is that they announce summer/fall of 2008, begin selling spring/summer of 2009 to DVC owners first and than hit public sales around summer/fall of 2009 (all depending on what construction schedule dictates).
 
I don't know what they'll do but wanted to say that BCV sales opened to new owners the same day as existing owners. We bought that day which was 2/3/2002. That's where I got my "name" which makes it easy to remember the date.

But I think AKL sales opened to existing owners first, didn't it?

To eliminate any sales impact to SSR and AKV sale, I think it would be best to announce the KT details (of course with the normal disclaimer that this is subject to change).

At least, this will allow folks to make a decision now on whether to take advantage of the SSR & AKV promotions. Depending on the KT price and point chart, it might push some folks to SSR & AKV instead of waiting for KT.
 
I believe that they will start selling after SSR sells out. That way they still would have 2 very different options for DVC, KT and AKV. Since SSR is pretty close to being sold out, it could come sooner rather than later.

They started selling AKV in Feb 07 a little more than 4 months before opening in July 07, and started allowing AKV owners to call and reserve in May 07, and owners from other DVC resorts in June 07. I doubt you will get more than that for KTR. And history says they don't mind having it broken in by non-DVC members as sales at BWV, VWL and BCV didn't start until the resort was done.

Sales started at BCV before it opened. Sales opened 2/3/2002 as I mentioned earlier and the resort opened in July of that year. I think July 2 or 3 as we were at WDW on opening day but at the Polynesian and about to go home. My son and I drove over there to walk through the public areas.

But as I recall from chatter on the DIS, that was the first time sales preceded an opening.

however, i'm hoping that they may "re-designate" the upper floors of the CR that (as I last heard )weren't rehabed during the last big remodel as DVC units (ala AKV in the main building?):wizard:
 
I think they will follow a similar sell pattern of AKV. Sales will start Feb/March 2009.

I think a little bit of 2, and a little bit of 3.

I think you won't see sales start for KT until this time next year...MAYBE late 2008, but I'd be surprised... so as not to impede TOO much the sales of the existing WDW properties.

I think current members will get an exclusivity of anywhere from 30 to 90 days on points before they go up for offer to the public.

AKV went on sale in February, to existing members, and March 1st to new memebers.

They started taking ressies May 15th.

The opened the VERY first, small, batch of rooms in early July, with the real "grand opening" in early September.

I would suspect KT might look VERY similar in terms of "launch".

That's interesting to know.

I need a few months to get enough cash together, so they can take at least 6 months, then I'll be ready to buy my 100 points.
 
My guess. They will start selling in July, yes, this July. And it will be to members only. They are expecting a members only sell out. We'll see soon enough.

Wow, that is an interesting prediction. You may be right on the member only sell out. Not because Disney plans to only offer to members but that so many members will purchase when the location becomes available that they may sell out in 3 to 6 months (while offering members 2 to 3 months advance purchase). I had heard rumors a month or two ago that some big announcement was to occur in May regarding KT. Is this why you predict sales to start in July?
