Kapalua Bay is closing from what I've heard and it's unlikely to be a DVC option after it reopens or so it's been speculated. Both have been featured on the Travel Channel in one form or another. I haven't stayed at either but others have, hopefully they will give you input.
We have stayed in both resorts. As resident timeshare expert Dean stated, Kapalua is rumored to be closing. We loved both resorts and have stayed on points (before we figured out that the number of points we used made cash a better deal) and cash. Mauna Lani is newer and lovely but far up the coast, and we like being closer to "the action." Although Kapalua was beginning to show a little wear-and-tear during our last visit, it remains one of my favorite resorts in Hawaii because it feels so "Hawaiian" and we had such a big and beautiful room.
I would not stay in either resort again with points if I could afford to spend cash there or somewhere else because you will REALLY eat up points quickly. However, points or cash, I think that these 2 resorts are really special (wait until you see the huge, historic grounds at Mauna Lani!!)
OT to Dean: I wonder why Kapalua Bay villas don't seem to be available as part of a trading network, or are they? We have stayed there on cash, and the 2 bedroom we had was better than DVC! 2 master suites! Private pools for about every 4 villas!

Kapalua Bay is really a hotel and not a timeshare, thus no trading. It's been rumored, actually more accurately I think, speculated that once it reopens after rehab, it will not be on the DVC list. I think that comes from the fact it's associated now with the Ritz which is owned by Marriott. I hope it remains as it is a popular choice even if I personally don't think it's a good value at present (same for most all of the CC choices).

What about the villas at Kapalua? Maybe after the rehab the villa portion will be made into a timeshare type property? It sure would be nice... I think we rented our villa through the hotel desk, but that was many years ago. Are the villas still for rent or are they all privately owned now or what?

I'm sorry I can't answer your question with any certainty. I'd be very surprised to see anything resembling a timeshare come out on the other end though.
