June 2025 Direct Sales Numbers In

Wonder if we see the 150pt threshold for direct benefits ever reduced. Doubtful but some can dream.
I think at some point in the history of DVC you could obtain direct benefits with just a 25 point contract.

I don't think a this point they will ever lower it below 150 again, not since they separated new buy min and direct benefit minimum when VDH started. Might be wrong, but pretty sure that was the first time they were not the same amount?

It costs them money to give direct benefits…. they need a minimum profit margin to justify those ongoing costs.

Yeah once they raise it they aren't going to go back. Direct benefit minimum is a vastly different situation than changing the min point add on for existing members.
 
Did they even have a difference for direct/resale years ago? Didn't free valet parking apply to resale back in the 2000s?

Yes. There was no distinction between direct and resale until 2011, and free valet parking was gone long before that (when Disney outsourced valet services). The 2011 restrictions applied only to the points themselves, which couldn't be used to book Disney cruises or certain other negligible things.

I really want to meet the person who looks at the points chart and say, yeah, 1600 feels about right. Oh, and definitely just one contract - never selling this (or if I do, I don't really care because this was all just chump change to me).
When I first read it, I thought maybe it was a business that bought it for an employee benefit/nice write off. I suppose there could be a large family that wants to spend several weeks at a time every year. How much does that even cost? And MFs?
 
Interestingly, the quarterly report narratives from Delta and (I think?) United were both pretty positive compared to the 25Q1calls. I'm not sure how much of that is business vs. lesiure spenidng, though.
I think we have to admit that the economy is extremely robust and even when pockets of the economy are doing poorly, there's still tens of millions of Americans that will always be doing extremely well with significant amounts of money available for leisure travel and other luxuries.

See above :earboy2: But also, could be someone that thinks they need the flexibility to book a couple two-or three-bedroom units for a week+ during peak seasons, and their math was really that simple. Not incredibly hard to imagine a wealthier grandparent type that wants to put an anchor on the family calendar that says: every year we are all going to Disney World as a family, the rooms are already booked!

Edit to add: just look at the points chart. That's only 11-ish days in a Grand Villa at the Riviera over Christmas/New Years timeframe. If that's the type of room you thought you needed at that time of year, 1600 points doesn't go as far as you'd think at the premium DVC resorts.

Interesting thoughts. My mind immediately went to someone who has so much money, they don't care about a $250k+ purchase price and $15k+ in annual dues. But, then I think to myself, if you have so much money, that those numbers are basically meaningless to you, why would you be buying a timeshare in the first place instead of just paying for what you want every year.

I would just buy a house near disney and rent it out when I was not using it.

It is fun to imagine all the people who would want 1600 points in a single contract at a single resort! Grandparents wanting to plan the yearly family trip for a big family. Wealthy people for whom all of this is just a rounding error to their bank accounts. I'm trying to think of others. Someone who just loves RIV, has a fair amount of money, and wants to spend 8 weeks a year in a studio (ok, I really want to meet that person :-)).

Looking at it on the comptroller site, it’s someone and three couples, probably a family, maybe splitting the cost 4-ish ways. Hope they are close and there’s no issues that arise (death, divorce, etc,) as that’s an albatross of a contract to sell
 
Who are they targeting with those cabins exactly? the cost and charts are craycray.

Fort fans who like me are long-term campers but we are aging. We don't want to stay anywhere else.

Granted, we are not a very big audience.

But we ain't financially stupid either.

However, we are patient.

And we can wait for a resale Fort Wilderness Cabin market to develop while we wait for the ugly monstrosity by Bay Lake to finish construction and maybe share part of our maintenance fees/annual dues cost.

If it doesn't share those annual costs, there are other viable Fort alternatives. The FWC aren't the only way to stay there in my future.

Funny how different peoples tastes are. I’ll stay at FWC but LL is what I’m looking forward to…in my mind it’s going to be epic and beautiful. “Monstrosity” made me do a double take lol

April 2016 is when a member needed to purchase "any direct points" outside of grandfathered resale points to get member benefits.

25 points was the minimum direct add-on at the time so the strategy was buy what you want resale then call a guide and buy 25 points of the same resort direct. You could not just buy 25 points direct as a new member.

DVC then increased the membership benefits threshold in Feb 2018 to 75 direct points. You could purchase a 75 point contract as a new member direct and get full benefits. The threshold increased Sept 2019 (100 direct points), Oct 2020 (125 direct points), and June 2021 (150 direct points).

To your point the new member minimum matched the direct membership benefit threshold Feb 2018 to Apr 2023 when VDH dropped the minimum new direct purchase from 150 points to 100 points.
