Hi all.Well I hope that I can get some answers here.I want to buy 150 points at H.H.Are there any incentives to buy there?Also how much do you have to put down?And what would the monthly payment be if I put down the min. amount of money?How much are the annual fees there.WE would only go to wdw every other year and do vero and HH the other years.So would hh be the best resort for us to buy into.I hope that someone can help me with these questions.

I'm not a DVC member but have recently research some of these things.

To buy at HH, you would need to do a resale. Cannot buy HH directly from Disney. So I don't think there is any 'incentive', however, you are free to haggle for a better price. HH seems to be the cheapest of all the Disney resorts. I've seem around $60 per point available.

The annual fees are close to 3.50/pt. I don't know the exact amount.

I would think the transaction is just like buying a car. You have to pay the amount in full to the seller, just like a car. But you could take out a loan, maybe a home equity, with a fixed rate. So I don't believe you would need any money down. The monthly payment would depend on the length of the loan.

That's how I see things. Maybe a DVC member can correct me if I'm wrong.

You CAN still buy at HH it is NOT sold out yet. I don't know the incentives at this point but the only resorts that you cannot buy directly from Disney are OKW, BWV and WLV unless it is an add on
 
Also, you want to make sure you got the full points coming to you for this(2002) year.

I've seen many resales listed where the points are used up for 2002, even borrowed against 2003. No thanks!
 

Check the point charts and make sure that 150 points will be enough - I don't think it will be for annual trips, but it depends on the size of room, how long you are going for, and when you are going.

I'm new to this, but from what I've been reading, its easier to get into HH at the 7 month window (once again, depending on when you are planning on traveling) than a WDW resort (once again, depending on when you travel). Its also easier to rent your points out with one of the WDW properties - I'd be looking there for your home resort, but lots of people have HH for their home and love it - and, providing they are flexible, still use their points at WDW.

denman, I bought a resale where the points were used up. Fit my situation perfectly - I got it a little cheaper, I'm not paying dues this year, and I'm not planning on traveling until late 2003 anyway. One size does not necessarily fit all.
 
Contact member services at 1-800-800-9100. Ask for a vacation guide and they should give you all the information, literature and videos you'll need. I'd take advantage of this whether or not you buy through Disney. I investigated for about 1 1/2 years before finally deciding to buy. I had a great Disney guide that never pressured me. Good Luck. Just make sure to buy where you really intend to stay the most and study the point charts so you know that you can accomplish what you want to do in terms of vacations.
