I agree, but just saying that no reason that they can't do it, since they have done it before with other projects.....I think the reason we won't see August sales is because we haven't yet seen them declare the inventory, but not because they don't want points floating out there.
That Riviera timeline still makes zero sense to me. It's one thing to not be "able" to use your points for six or seven months due to restrictions or lack of home resort priority, but it's something else entirely to be unable to use your points for six or seven months because they're virtually useless.
 
In Sales - any delay can have high risk. If people simply "feel" the economy is risky (and the news LOVES talking doom and gloom as it is high click bait so to speak) - Disney would be foolish to delay two months to start sales, although I'm presuming they can structure bookings, current points, and annual fees to some extent - but wrapping the Tower into the existing entity might limit their options... I should mention when I read the documents there seem to be holes everywhere to Disney's benefit.

You didn't have to pay MF's until opening date, but you were still paying for the points. So, while travel wasn't possible in the short term, you were still able to book RIV within an 11 month window, starting from Devember on?

So, someone buying RIv when sales started, couldn't travel before December, but was still able to book their home resort in what would be an 8 to 11 month window, so, in that sense it could have made sense. We didn't buy until October with our August UY, so didn't own for too long before we could schedule a trip with those points....

Maybe the delay in PVB tower sales not starting has to do with them not doing a repeat of what they did with RIV and starting sales so far ahead of time.....all I know is I am surprised to see it delayed and waiting until potentially October just seems crazy to me...
 
Didn’t they give all 2022 points to all UYs for BPK? That meant there were three months UY points that were in existence prior to the June opening date.

They didn’t … and it became an issue. I’m sure it’s in the threads about the fire sale. At some point along the way, they decided to draw the line in the sand and only sell UY that had no 2022 points to new DVC customers. I was brand new and it turned into an issue minutes before I signed the paperwork. I literally had the pen in my hand and she tells me she can’t give me MB. I packed up my stuff, thanked her for her time, and stood up to leave. Magically they were able to give me a Dec UY [which came with 2022 points] to match my Poly resale contract (that hadn’t closed, but was in escrow, and docusigned).

We will find out the plan in the next few months. Only then will we know what UYs, if any, get 2024 points.

My guess is if they open points booking in Dec, then most of them will, like they did with RIV, especially now they have the MB program in place.

I wonder if it being an election year is factoring into DVC’s sales timeline. Election years are tricky for the economy.

I am not sure how I feel about sales in the near future with April 2025 points. I suppose the advantage is the advanced booking window for new buyers. If there’s a large gap between buying and points becoming available, I’m thinking waiting should be considered and seeing if resale prices normalize.

Definitely....that is why I will be surprised for them to leave out 2024 points for new buyers....since they can use the MB program as a way to drop the price, and if they are buying them back, its not really a big deal....but could sway someone to buy...

If they start with 2025, then I think they will have to add an additional incentive to compensate. With BPK, the first few months were strong, but then those buying regardless tapered off, so it will be interested to see how sales are after 3 months or so on the market! That will be the true test of how popular this will be!
 
Yikes those latest pictures look bad! I still like the pics of the interior and hope these recent photos aren’t doing the exterior justice. Ooh so bad.

This is a great point and makes me more optimistic about them offering 2024 points. Doesn’t matter to me since we’ve got enough resale PVB1 points to cover our planned stays for the foreseeable future, but I’ll be interested to see what they end up doing.
 
Because I'm bored and sad that my DVC membership still hasn't processed and I just passed the 7 month window and those rooms just flew happily away... I decided to McMansionHell this update rather just ask the simple question of - what is that weird new fake stone wall?

What is that weird new fake stone wall?
This whole rant made me laugh so hard! I can't answer much except to mention a lot of times when you see a wall that is pretty on top and ugly on the bottom, it means the plan is to bury the bottom when othe work is complete, often done to change the scale look. If the top of the wall is the ugly unfinished part, it is often going to be covered by artistic paint or rocks later.
