Just making sure I'm not missing something. Is this a good deal? OKW
60.50 for 230 points.
23 currently available, 163 banked.
March use year. So 253 available now.
 
I'm certainly no expert, but it sounds good to me. I paid $72/point at VWL.
 
It sounds good but I saw posts regarding the true cost if points have been used and I just wanted to know if I was doing the math correctly.

With closing costs it looks like to me like $77.36 per point. Am I figuring correctly?
 
I have no idea what closing costs run so I can't help there. I'm just wondering about your points. You say March Use Year with 230 points. Then you say 163 banked. That would mean you have 393 points currently available with 230 that can be used or banked into next year and 163 that must be used by the end of Feb. 2002. I'm not sure what you mean by "23 available now".
 
No, the 163 were already banked for '01. If I wait for '02 there would be 393. During '02 there are 253 if I borrow from '02. Very strange I know.

I didn't quite understand how many points were currently available. Is it the 253?

Regardless that's around $62.50 pp and then you need to add or subtract somewhat for current points availability and maints fees. While if you bought through DVC, you'd still pay some fees, but only a portion of them. If the seller expects you to pay this years fees, the current points availability becomes crticial to whether it's a good deal or not.

I don't see where you are getting $77 from. If you are paying $60.50 per point for 230 points. CLosing will be less then $500, divide that by 230, you get less then $2.20 per point. Add that to the $60.50 and you are still below $63 per point.

Current year used but last years banked is not the most attractive situation, but its still way better then simply no current or next year borrowed.

Unless I am missing something, your $77 is wrong, its only $63. You could start assigning value for the points that have been used. It looks like 67 have been used, but you have 23 banked. and can borrow those 163 from next year.....you could say that if you had bought from Disney you would have an extra year's allotment....but not really because of when the use year is.

Is that where you come up with $77?

There are only 23 points available from 3/01 to 3/02. 44 points have been used, 163 were banked into '02. So I can wait until 3/02 and have 393 points or borrow from '02 and have 253 for this year. So I come up with the fact that I am really buying 186 points since 44 have been used. With $475 closing that comes to $77.36 per point if I'm looking at this the right way. Am I?
 
Closing costs will be about $500, could be less, not likely to be much more.Generally closing costs do not vary much according to number of points bought as most closing costs are fixed costs. Thus, with closing costs added you would be close to $63 a point. You should not determine price with closing costs by simply determining overall price per point based only on unused points for this year, you should determine it by total number of annual points (the 230). Another cost is dues. You will likely pay 2001 at least from date of closing on--seller possibly paid all of 2001 already. That should not be figured in to determine cost per point because it is a cost going forward that you would have as any other ow ner; you will just be pre-paying for the rest of 2001.

I am still confused about the staus of the points. "2001" points are those that are issued March 1, 2001, meaning earlier this month. From your description it sounds like you have only 23 2001 points but another 163 that have already been banked into the 2002 use year which begins March 2002. That does not make sense, as there would have been no reason for any one to bank points just issued March 1, 2001 into the 2002 use year. The first banking dead line does not even expire until August 31. Moreover, even if someone was going to do such early banking why keep 23? I would recheck actual status and get complete clarification of which year's points are available now and how many. It's possible the description you have is something that was put on the resale before March when they may have come on the market, and thus they were referring to status in Feb of this year before the new use year began..
