I am just curious in anyone's experience with this particular resort -- is it typically easy to rent it out? We are considering a purchase here but in the occasional off years i was wonder if we have to rent would we have trouble. I am guessing that June - August are the busiest months. I guess there is also the market for the 7 month reservations too, so i am sure that would help out options for being able to rent out points.

I think you'll find most HHI points rent at 7 months, as most people are looking to rent on property. I'm sure there's some market for HHI, but you have to have good luck to overlap with availability, demand and UY.

Even if there is no rental market for HHI (I have no idea), you can rent those HHI points at 7 months for DVCs at WDW. It sounds like HHI is pretty sought after during the summer, there may at least be some interests in a transfer amongst DVC members. I personally would be interested in a transfer at some point in the future if reserving a week there during the summer at 7 months proves to be a real challenge.

Just a heads up it's cheaper to pay cash for a room at HHI then to rent points from an owner unless the points are priced really low. Now sure how many people would research but we have and just pay cash instead of renting every summer.

Really? I am surprised to learn that. Well, that doesn't bode well for a rental market.

HH is a seasonal area with no Theme Park insulation. There are better resorts and/or cheaper long term options for HHI IMO. For an integration to use at other DVC resorts part of the time it can be a good choice. It's a better choice for studios and 1 BR simply because there aren't as many of those on HH that are high end. Comparing to a 2 BR summer at 337 points, that's roughly $17K buy in and $2300 yearly. One can get a 2 BR in a resort that's as nice or nicer in an oceanside villa (OF resort) for less or an OF villa for around that price with fees that are 60% of that yearly. And the rental options for a good week will far exceed that for a HH week. One can rent a high end condo in an OF resort for under $2500. Put another way, cost wise one can get a 2 BR OF in a high end resort on HH as cheap as a 1 BR at DVC. But one wouldn't have the option of using at WDW part of the time so one just needs to weigh what they want out of the situation.

Not sure how much research you've done into how DVC works, OP, but buying DVC with a home resort of HHI doesn't mean you're buying a physical unit at HHI, or that your membership has to be used there. Your points can be used to make reservations at any DVC resort, so it really doesn't matter what the rental market is like at HHI.

For example, I own at VWL. I've rented points for stays at SSR, Aulani and AKL.

I priced out direct reservation through disney and rentals through davids for a week in July 22-29 for next summer

Disney Studio = $3187.80
Davids rental Studio = $1806

Disney 1 BR = $3811.50
1 BR davids dvc = $3626

Disney 2BR =$4519.90
Davids 2BR = $4718

So i think this busts your theory at least with the studio and 1BR. I am not sure what happens to the prices for somewhat off season - April, May, Sept
