Is there a thread for people selling their house?

I havent seen one but I'll chime in. We have been on the market since the beginning of March. We were off briefly in May due to changing realtors and have dropped our price by 50 G and still no luck. We need to downsize out of a house we shared with my In-laws until they passed away. We can no longer afford it without them. Anyway, good luck to all who are selling right now. :wizard:
 
We just put ours up last Thursday and I am stressing already. I know I need to chill out but it is really hard!

I stressed a lot in the beginning, especially because our realtor was not really working for us. After we did a bunch of interviews and chose this one im happy that she is doing what she should and just have to ride it out. This is a very tough market right now and who knows it may not even be God's plan for us, but like I said we will sit tight and just wait.

What is stressing you the most?
 

That is kind of how we are looking at it as well. If it is meant to be, it is meant to be.

I am just stressed that nobody has come through it yet. Although my realtor told me to expect 1 showing every 1 1/2.

10 months on the market, we settle next Monday, took 25 less than our original listing price. We already moved out and are in a rental which we will buy as soon as we get the other one done. It is a buyers market, sadly with all the bad news about mortgage banks, most buyers are now not even looking. I am very glad we sold, we could have gone a years with out worrying, but it was still very stressful.

There should be one!

We just settled on ours a few weeks ago and settle on our new (to us) house in a few weeks. We actually have/had 2 houses on the market and the other one will be sold/settled soon, TG!!! Talk about stress.

My advice it is find a RE that you like AND is a go getter, not just people recommend. I like ours but....
 
I'll chime in to give a perspective on selling in a different part of the country.

We just finished getting my sister's ready to sell (she's going through a divorce) and my uncle is her realtor. My mom (his older sister) told him he has to sell it before he can go on all guys fishing trip to Alaska in mid-August. :rotfl:

It's a 2 bedroom upstairs, 2 bath upstairs, 1 bedroom with egress downstairs with roughed in bathroom and a big workshop/hobby room. Gigantic garage. I'm hoping it will sell quickly. My friends in WY just sold their house in 6 days.

She is listing it for about $50,000 more than they bought it for 6 years ago.
 
I think that we priced our very fairly. We have a 4 bedroom 4 bath home that is 3300 Sq Feet. We listed it for 96,000 more than we paid for it but we also put in a privacy fence, gorgoeous landscape lighting, a rainbow play system, a garage heater, a deck, central vac and finished the basement professionally. It also is coming with my brand new LG midnight blue washer and dryer. I think that $96,000 more is a fair price for all of that. What do you think?

It is definitely a buyers market right now.

The number one most important thing in selling a home is price. Of course the home should be clean and clutter free but if you want to sell, price is the biggest issue.

Talk to your Realtor weekly. Make sure you are getting a new CMA (market analysis) every 30 days. :goodvibes

Have them keep you up to date on what's selling in your area. Make sure you stay competitive. With what has SOLD not with what is currently on the market. :thumbsup2

Yeah, I really need this thread for moral support right now. Can we make it the official one?!?!? :) Dh and I have spent months getting that house ready- we even moved out on mothers day, and have spend every spare minute and dollar we have getting that stupid thing ready to sell. It really takes a lot out of you and I feel as though I'm constantly in a bad mood. Anyway, it went on the market yesterday. Today we had an agent tour. There are a few things that we agreed with, but some crap irritated me. Like, repaving the driveway. Um, no. The house (and driveway) is 30 years old and the inside is pristine and nearly all brand new at this point. I'm not putting thousands more into a new driveway.

I see you are also in MD- what county?
 
We cleaned my sister's house, moved out EVERYTHING (I was arguing for leaving some stuff for staging but was outvoted) painted her dark walls (dark blue, dark green etc) white, cleaned carpets, fixing everything we can find to fix easily, working on her yard etc. The listing starts today and the realtors tour is this week.

We bought it brand new in 2003. It was a model home that was on the market after the parade of homes.

I always thought staging was silly because I personally feel as though I can see beyond people's "stuff." We did some staging though, and it does look better in photographs. It's hard to get the feel of the size of a completely empty room. Our walls are completely bare, as we hired professional painters and I would hope someone would appreciate us not putting holes back in the wall! We are all missing our nice comfy beds, as that's really the only thing left behind in all the rooms that we really use.

I think you're right that it's hard to get the feel of the size of a completely empty room. Especially the bedrooms, it's hard to see how a queen would fit vs a king etc. But, at least it's all moved or almost all, there's still some stuff in the garage.

Ok, another question, my sister painted over her outlets in some of the rooms because she says she didn't like to see a white or beige outlet/outlet cover on an otherwise dark wall. I think she's crazy (especially since I'm the one who had to clean the paint off of the outlet covers and the outlet). Would anyone else consider doing this and wouldn't it be a huge turn off to see when you were looking at a house? I told her to think as outlets and switches as wall jewelry. :rotfl: I KNOW she'd do it again though.
