Is beach club contact expiration really 2042?

interested in purchasing a beach club contract and have read in several places the contract expires 2042. Is that correct? If so, and it was built/sold in 2002, why is it only a 40 year contract?
 
Can you say DVC stuck it to us!!!
We sold all our BCV points last year at a great profit, I don't miss it a bit.
 
Why did we sell? The remodel took all the theme away, and the draw was the pool, but it has been over crowded to the point it just could not ever find a chair.
 

So just outta curiosity do you own elsewhere? And if so, do you like it? And also was beach club really only a 40 year contract!
 
Yes it was really only a 40 year contract. It lines up with the OKW contracts. Feel free to buy there, but the cost per year cost is one of, if not singularly, the highest of all DVC.

Boardwalk and Boulder Ridge are also 2042 resorts, so if the 2042 at BCV makes you unhappy, keep that in mind.

Poly also has a contact that runs a few years longer. And it is a good value if you buy it on the resale market

The first 6 DVC resorts all expired 01/31/2042, regardless of when they opened. SSR was the first to get a different date.
 
Yup, 2042. Worth every cent that I paid (well, at the time I thought I overpaid) on resale. And, hopefully will continue to use every point until the bitter, bitter end.

BCV is the only one of my contracts that I 'bought where I always want to stay.' And, I think the vast majority of new(ish) BCV owners also have that same mindset. We are a family of 3, but usually only use the studios for our adult only food and wine trips. Not sure how comfy 5 people would be crammed in there? I find VGF and Poly much more spacious, with more (very important) bathroom space.
 
We bought before SSR opened. We were offered BCV or SSR, SSR had a 12 year longer contract and was cheaper. I bought SSR and haven’t regretted it for a minute.

I've maintained recently, and have yet to see evidence to the contrary, that for at least the next 10 years, BCV will be increasingly difficult at 7 months for this reason. Anyone buying BCV right now is doing it solely to get home resort. No one is buying BCV for run-of-network points. (Same is true of BWV, although it is slightly larger so that might impact.)

BCV is too expensive to be buying for any other purpose but home resort. And as fewer people can get it at 7 months, it probably magnifies the effect.

If you want to stay at BCV regularly in the next 20 years, you own BCV. No substitute. Yes, you'll pay a premium. But it's do that, or stay elsewhere.
 
BCV end is January 31, 2042. That was basically the original 50-year date that was set for OKW when it opened. The process then followed for Hilton Head, Vero Beach, BWV, BRV, and Beach Club, all opened between 1995 and 2002, was to keep the same end date. It was not until SSR (opened 2004) that Disney went to a system of having 50 years for each new resort, thus creating separate end dates. In 2007, DVC offered an extension on OKW to a new 50 year period ending in 2057. There were apparently many problems with that extension. including that many owners did not purchase it, with the result that thus far any other extensions have not been offered. As it stands, when the owners of the resorts with a January 31, 2042 end date wake up in the morning on February 1, 2042, the only thing they will have left is memories.

I can't help but wonder what percentage of BCV owners are original direct purchasers. This is completely anecdotal, but on the Frenemy boat this past summer, I talked to an owner who has owned at BCV since it was first offered by DVD and she had used her points for cruises, ABD, RCI etc.; she was excited to share with me how I have the ability use my points to travel all over the country/world. At the time she was staying at BWV on their BCV points - her first visit back to WDW in 4 years.

On a bus to the condo meeting, I chatted with another owner who, despite having been in the system for over 20 years, was not aware about being able to rent their points. I agree that the majority resale buyers of BCV today will be doing so with the express intent of staying there, but I have to wonder what percentage of original owners just don't use the system that way.

You're probably right that the OG owners will eventually sell out of the system to owners who will buy to stay there, but it is amazing to learn just how many don't leverage the value of DVC to the full extent of what they pay for it.
 
People who bought direct 20 years ago paid less than SSR costs now resale. I agree they're not optimizing the value of their contacts, but it's not like they've bought CCV at nearly $200pp with the intention to cruise.
 
Our approximately 200 BCV were all bought directly, and they have all been used at BCV. I think the most I paid was $115. I never thought they would ask and get more for those points then that. I feel incredibly lucky if I can get BCV with any of my other home resort points.

I felt the exact same way, incredibly lucky, that a waitlist came through for me to get to stay there for a few nights. I put that waitlist in right at 8 am 7 months out.
 
We bought BCV direct in July 2012 for $74 a point, sold last year at $125 a point. All BCV units are too small for the growing gang, we stay mostly in GVs now, not an option at BCV. Didn't care for the remodel anyhow, and the pool, which was the big draw, is always too crowded. No big loss.
 
We also sold our BCV points awhile ago to get cheaper BWV points. Still liked BCV but liked BWV better and I wasn't using our BCV points for the home priority. I'd book it then almost always switch at 7 months. Since then we've stayed at BCV more than when we owned the points there. :laughing: So I'm still ok not owning there but we'll look at what's available and are flexible on dates so if we see a place we haven't stayed at in awhile and want to change we'll be flexible and make the new selection.
