Interesting rumors heard on our trip...

I would do a Colorado trip, but it would be in the summer. I would do a Hawaii trip ANY time, because it is my second favorite place to vacation! :D

Never been to Colorado so I can only use New England as an example. It just seems emptier in the summer as opposed to the winter. However their high season is the fall.

I think a location would have to have either a large population within driving distance that would be inclined to purchase or an existing attraction that draws a large number of fliers (to me that makes Hawaii more of a possibility over Colorado). I believe in the II system the most popular resort is located in Atlantic City. Yuck you say...but it works because there is a large population within driving distance who already own timeshares. If I ruled DVC I'd build in a location that was either accessible (and desirable) to my existing membership or in another big population center. If a theatre is included then it'd have to be in a location that has a name for big theatre already. I'm just not feeling Hawaii...its just not cheap to get to from the east...I know because I can trade in there pretty easily but haven't gone because I can't justify the air/car cost. There other places I could for that money alone.
 
HMMM, according to that, Doubletrouble, maybe Minnesota and the MOA would be an option anyway! You don't have to go far from the city to be on some lovely fishing lakes and the MOA speaks for itself. There are more golf courses here per capita than most states, and in winter the ski and skating is a draw as well as ice fishing.

A DVC resort with proximity to the mall and some ice fishing! Uhhhh,Yea.. I can see that happening!
 
If they built a Hawaii and Disneyland DVC...I think they would see a huge influx of west coast DVCers.

Personally, I'd love Colorado...even though I don't ski. We'd be much more likely to vacation there in the summer.

Texas is an interesting idea...though other than visiting San Antonio sometime, I really don't think of it as a vacation destination. (I wouldn't mind winning that HGTV Dream Home on Lake Tyler, though!)
 
Hawaii would be great. It seems hard to exchange into a good resort there so it would be great to have a Disney one to trade into (or buy).

As I say California laws only allow timeshares (because it is real estate) to go indefinitely. DVC won't do that they want their land leased.

California would not give - either would DVC - so DVC sold this land to the Marriott.

Since they also sold land to Marriott in France - I don't know what that problem was.

So I won't count on one in France or California at this time.

Hawaii seems the best bid - how about the Disney Island......
 
I went to Myrtle Beach a few weeks ago and it struck me that I was surprised DVC hadn't moved into that area....But it doesn't fit with the "think big" comment. Isn't Disney buying up land in the Houston area for the America themed park that the northern VA area fought against? That would make sense to put one there.

I thought Vero was built before Hilton Head? As I toured HH in the early stages, my guide told me he owned at VB. If that is true the comment that after Vero no others would be built off Disney property doesn't make sense????

LOL! New Yorkers would never get why that has appeal! Summer fishing is even better than ice fishing, and lake swiming can't be beat! Anyway, it was a joke, joke, joke. :earboy2:

What is the source of this information? I know I've read about this law before -- but only on this board. Could you please point to your source -- either the law itself or a reliable article? I'm not saying that what you've written is not true, but I'd really like to know more about this matter.

Disney Vacation Development never announced an official reason for dropping the Newport Coast DVC project.

CO is very seasonal. I have a friend who owns a condo in Keystone and asked him this very question earlier this week. He rents it and pays a 50% fee. He said it is rented about a third of the time ands that mostly covers his cost of ownership. He went on to say that Xmas, MLK weekend, Feb to early April, July and August were the peak times. Even Jan and June were dead times from his perspective. From a demand standpoint, HI would make sense but no way it would being this isolated from DVC. And even if DVC were interested, they'd need to find the right property, not like the HH approach of trying to make something work.
 
My guide - I asked her what happen to the California (I was looking forward to it) - she say the laws in Ca make it impossible for DVC to do business in that state. and told me what I am telling this board.

that was a BIG disppointment.

I guess I could ask on the www.tug2.net there are several lawyers there - maybe one from Ca - who could explain further????
 
I like the Texas idea. I could visit Mickey at least every other month that way!

I would vote for Hawaii! Would be great to not have to fly 10 hours to visit a DVC resort.

I think Hawaii is a viable market for Disney because:

1. The tremendous growth of timeshares in the Hawaii market. And for many of the companies, the Hawaii properties are tops in sales ( HGVC at the Hilton Hawaiian Village, Marriots Maui Ocean Club, Westin Kaanapali )

2. Untapped market...Hawaii's tourist market is made up of the West Coast traveler and the Asian ( mainly Japanese) traveler. Potential for sales is huge!

3. Hawaii is among the top, if not #1 requested location for trades.

4. Strength of Disney brand. The Disney Store in Honolulu is always in the top 2 for store sales.

I believe the Asian market to be a huge untapped market that would buy up a DVC resort like crazy. HGVC, Marriott, and Westin are targeting the Japanese really heavily with much success.

A Disney resort in Hawaii...that's just too cool of and idea...who wouldn't want to visit!

I took the Marriot tour at DLP and the manger there said that they have an agreement with disney, made when they purchased the land, that there would be no other timeshare including DVC at DLP.

BTW He gave up trying to sell to me on hearing of our 450 points at DVC and concentrated on our friends instead.

That's interesting. I'm surprised Disney let that go! We have had the same reaction from timeshare sales folks when they find we own DVC! :smooth:
 
I have seen and heard the rumors for years about other exotic locations for new DVC properties to be constructed, but I don't think Disney will build off property. Look how long it took to sell out VB and HH, compared to the WDW locations. And with other timeshare companies beginning to switch over to the point system, I think that the off-property market will become more competitive. Disney's edge in the timeshare marketplace is location, location, location. They would not have that edge at a location that was not close to another large Disney entertainment venue.

Hmmm...wasn't there a rumor once that Disney had purchased/wanted to purchase land in TX for another theme park? Maybe that is in the works...along with a TX DVC location? That would make the "think big" hint we've heard make a little more sense.
