Insane SSR and OKW resale prices

com_op_2000 gave a perfect example that prices over the years will fluctuate depending on demand, economy and availability of other preferred resorts.
Thank you exactly what I was trying to do.
 
The market has been pushed and it's a combination of events. However, just because WDW rofrs one contract in the 70s for SSR or OKW does not mean every bid needs to be in the 80's.

Pretty sure many contracts will decrease in value now that summer is over and people start thinking about paying dues for next year.
 
Prices definitely fluctuate, but I do not see a CRASH coming any time soon (my opinion of course)

The prices are 100% reflective of supply vs demand and the health of the economy.

If there is a glut of sellers or if stock market takes a hit and or another recession presents itself, then prices may go down.

What happened in 2007-2011 was the great recession and timeshares were one of the first things dumped when people had financial difficulties.
 
I've been pondering a DVC resale purchase for a couple years now. There is some chatter that there is going to be an economy crash in September, so I think I'm going to hold off to see what happens there, and maybe prices will drop.
 

Nice, I could resell my contracts for 50-70% more than I paid for them. Not too bad.
 
Wow my $70 a point SSR contract for 250 with Dec use year (18 points left over 250 full in December) from early Feb. feels like a steal - I knew it was a good price (motivated sellers from England helped) but just wow
 
After the market decline last week, I wonder if the bubble will burst? It will be interesting to see. :surfweb:
 
Well we just found out yesterday we didn't pass ROFR ssr 150 at $85 a point 4 points banked from dec 2014 full 150 points 2015 and 2016. Dec uy. So guess Disney keeps changing things up. Was hoping to go to f&w last minute but now that won't happen. So you never know what they will buy. I know there were a few fully loaded dec 150 that went for $83 and under before and after ours went to them. The ones before us passed from what I was told.
Wow, that's pretty surprising that Disney ROFR'd at $85pp.

Well, because they are - watch how quick they go under contract. It isn't the Brokers setting the price, it is a simple supply and demand issue. If buyers weren't willing to pay those prices, they wouldn't have them listed as such. If you want SSR or OKW, you have to buy resale. If, on the off chance, you are able to get one through Disney, you would pay $135 per point- so it is still much cheaper than direct.
 
I have been surprised at how much prices have changed just from the beginning of summer until now. I am seeing the same type of contracts for $7-10 more per point than what we put a contract on just 1 month ago and one of them was a stripped contract. These are getting sale pending contracts within 1-2 days of posting.
 
I think we're in for an adjustment in prices when portfolio statements arrive in the mail and it will be visible how much has been lost lately in the stock market.....especially for those who are near retirement or in retirement.
 
We just bought a resale contract for 120 points, $90/point at SSR, it was loaded, so worth it in our eyes. It was sent on Wednesday (9/2/15) to disney for ROFR. After watching resales on the various sites we decided that when this loaded contract showed up we'd offer full price.

Good luck in ROFR... Disney seems to be snapping up these types of contracts... We lost a SSR 75 point loaded with 2013,2014,2015 points at $86 just last month.

Thanks, ours is only loaded from one year of banked points (79) so I'm hoping it's not taken.
 
It doesn't surprise me OKW is selling strong. The rooms are huge, nicely appointed with great balconies, low per-room point prices and best chance at Grand Villa accessibility.

I've owned OKW for almost 20 years now, and could likely sell it for more than I bought it for. You don't hear that much -- if ever -- for a timeshare.

I think all the building WDW is finally doing will drive the prices up much higher for new resorts.
