Incentives through DVC?

Good Evening, I am mulling over buying through DVC or going the resale route. I know Disney offers incentives often. Does anyone know if these are only available for purchase of AKV or Saratoga or do they apply to all the resorts. We would like to purchase BCV.

Also wondering if anyone has any info on waitlists for points through Disney.

When we were trying to decide whether to buy from Disney or to go the resale route, I asked a guide and was told that the incentives are only for the resort(s) they are currently selling--at that time SSR, but now SSR or AKV. We ended up buying BCV resale, and then added on at BWV through Disney. Good luck with your decision!
 
Beach Club has such a long wait list through Disney! How did you find both experiences in terms of how the process went?

Personally, I just want to hurry up and buy and be done!!
 

If you want to hurry up direct certainly is fast. Resale can take a while with ROFR, closing and getting the paperwork to Disney. We puchased direct and I already already have a reservation and our "official" close date isn't until Jan 18th. We signed all the papers early Dec.

I felt the going direct was a good deal compared to buying SSR on resale for the following reasons.

- After the incentives the difference is about $10pp but I purchased 225 pts and recieved 160 devoloper points.
- Resale has higher closing cost, not a lot but it all adds up.
- Didn't have to go thru ROFR and the wait. Not that I had a pressing need to use it right away.
- Resales rarely have use of all the points in the first year or even two, those that do come at a premium price.

I purchased SSR for several reasons.

- Extra $2 pp incentive.
- Lower maintenance fees, since it is a large resort I expect it to remain such. When you look at the total cost of ownersship this is by far the greatest expense. I wonder how the maintenence fees ar AKV will be, the cost of the savannah and the animals is at least partially paid by these fees.
- I expect to travel mostly at times when I feel I can stay at other resorts without too much trouble making a ressie at the 7 mo mark. If not I have no problem staying at SSR.
- I feel that SSR and AKV will have more value 20-25 years down the road because of the longer contracts (if they do not extend the other resorts like they have at OKW)

Of course if you want one of the other resorts lie BWV or Beach Club resale is probably the way to go.
 
Our guide did alot of legwork for us and has proven to be a GREAT resource. I actually bought a sold out resort and actually did get an incentive. PM me if you want his name....
 
Buying direct through Disney was definitely a lot quicker and less stressful, however resale was our only option initially as we wanted a 100 pt BCV contract and an 80 pt BWV contract. When buying direct for an initial contract, you must purchase a minimum of 160 points at one resort. I may have reconsidered, though, if she would have offered an incentive for buying at the sold out resorts! I specifically asked her about that when I called with my list of questions...I'd investigate that if I were you! Good luck!

From our experience, direct is certainly not the way to go if you want to hurry up and buy BCV. We got fed up with being on the wait list, and eventually bought a BCV resale. We didn't remove our names from the wait list until after our resale closed, and our points never came through on it, so we *know* that even with the wait for ROFR resale was quicker than direct.

I assume you were attempting to purchase BCV or another sold out resort. If you want SSR or AKV you can get set up right away. I would agree that if you want to purchase one of the sold out resorts then a resale is the way to go. Disney gives no incentives on these resorts so you can get a better deal through the resale market.
