Incentives at BCV? What's Up?

I am in discussions with the BCV and at no time were any incentives offered. We are in the market for 450 points. Time is running out, HELP!
 
The only current incentive I have heard of is the $5/point magical beginnings. You sell back all/part of your first year points, I think the max is $2,000 (400 points). But you still pay $3.71/point in dues, so I don't think it is worth it. If you willn't use all of your 450 first year points, you would do better trying to rent them (the going rate is $10/point).
 
For that many points, consider resale unless you're set on BCV over WL, OKW, BW and the like.
 

Another thing - if you buy direct, you may want to split that up into 2 or 3 contracts. That way if you need to sell in the future, you could sell just one of them. Also, smaller contracts are easier to sell.
 
I was thinking of spliting it evenly between my two girls. Also, why would I consider resale if WDW pays all closing costs? I am a rookie here.:earsboy: :earsboy:

Dean just reported paying $54 per point, $54 complete and total, for 300 BWV points, I believe.

Larger contracts are even easier to get low prices on. Disney's threshhole for allowing resales to go through is somewhere in the $50's per point, even adding $400-600 for closing costs only adds $1-2 per point. Disney seems to let larger contracts go through at lower prices.

Or $80 through Disney.

Everybody's right here... if you buy through Disney, be sure to split this into two contracts, easier to sell if you ever need to (and you'll make more profit too)....

You need to look at all four DVC properties & decide which property you like the best... Purchasing at that property gives you an eleven month booking preference, that can be important if you are booking during a busy DVC time period.....

Good luck with the purchase, I guarantee you'll love DVC if you go to Disney at least every other year..
 
If you go every other month, I say you need that 450 points :D You'll fit right in!!
 
In my opinion, the BCV has the nicest pool area of the four resort that I have toured. Unfortuneately, there are no BCV on resale thus far. Is there so much depreciation in value that points are sold less than cost shortly thereafter? If you do the math considering the opportunity cost (i.e. 5% return on the cash paid) of the purchase or the interest cost should you finance, there is not much room for depreciation.

Any thoughts?
 
You are right, BCV's DO have the nicest pool... you won't see resales for a couple of years...

As for depreciation, I wouldn't worry about it too much... We purchased 3 years ago & could sell our BW contract for what we paid for it (55.00/pt after Magical Beginnings $$ was applied) We also have a small contract, which does bring in more $$ per point. I think that's why others were saying to split your contract up... On the resale market the 150 point contract definitely take in more money....

The problem with larger contracts (300+) your demand for such contracts is significantly lessened.... Also, factors like the # of available points with a resale also affects whether Disney will execute it's right of first refusal... That's the thing with Disney, they will buy a contract if the price goes too low... right now mid to upper 50's per point is where they are buying them back... that price is sure to go up, now that the price per point has gone up...

Still, compared to the cash price of the resorts, DVC is a bargain!
 
Would you think the dividing up of the 450 points into two contracts of 225 each is wise or whould I make it 3 contracts of 150 each? I have only two girls so the third contract is up in the air as it relates to passing it down.

Two contracts, 225 is fine.

The other consideration, and a strike against three contracts, is the commission for the seller. I believe it is between $1000 and $1500. That would be a major whack.

Further, I don't think you will see many, if any, objections to splitting in two, especially because of your family situation, two would be perfect..

BCV does have the nicest pool AND it will be closed to pool hopping.

I would think that the BCV resale market will start out high. Hard to say how high, but it will certainly be more than the others because there will be so few.

I am thinking that BCV will not be that hard to get into for a while, but because of the pool, it could be even harder to get in than BWV is early December.

Personally, I would still chose an OKW resale, surprise, surprise!!
