Impact of SSR sellout

I called today and did another add-on! Yeah! :banana:

But in talking to my guide, we were talking about SSR selling out by summer. I realized that the next time I go to add-on at SSR, I will no longer get the incentives for buying SSR. After this summer, it will be full price just like the other sold out resorts. This is a big bummer for us, since I want to add more to SSR over time.

The one good thing, our use year has the second most points left to sell.
 
The only thing I worry about with the sellout is an increase in dues. The dues during sales always seem pretty low, but they have a pesky way of going up once the inventory is gone.
 
If you go the resale route and find the same UY can they add it to your master contract?

I know if it is a different UY you can not.

Yeah, I know. But with the discount and incentives, plus no closing costs, buying direct still beats resale.

As long as it is the same use year, they can group it with your other contracts for purpose of reserving and banking. Not sure they formally add it to your master contract by giving it your master contract number plus a decimal to show the new one but effect is the same. If it is not in the same use year, it will be treated as a separate and independent contract.
 
SSR will be available for some time, likely at least a year after DVC announces it's sold out. VWL was a year and they had to formally reopen sales for it to sell out.

Sept and Oct are the use years with the most points.
 
Do they notify members before a UY sells out?? Or just the resort itself? We have contemplated a "final" SSR add-on but are trying to push it out as long as we can. Any ideas on Dec. UY?

My guide knows that I will add-on again. She knows to call me when they get near the end, so I can take advantage of any incentives.

I don't know of the points levels of the rest of the Use years. She told me the guides get weekly updates on where current UY point levels are currently. Call and ask your guide, they have the information in front of them.

The most direct way for Disney to impact the dues is via the Developer Subsidy. Legally they are supposed to disclose all of the operating costs, and the Developer can then choose to subsidize a portion of the dues to compensate for the unsold portion of the property.

In the 2008 budget, the subsidy is down to only $.06 per point. On that basis, I don't foresee a huge bump occurring after sellout.

SSR has the size going for it (common area dues spread over more members) and no expensive resort feature to drive up costs like SAB, concierge lounge or savanna. Things like the spa and golf club at SSR would operate independently of member dues.

Barring any unexpected increase in operating costs (rise in insurance rates, fuel costs, etc.), I'd expect things to continue as they are now.
 
I suspect that when a guide indicates the number of points available for a given use year, they give the amount currently declared and available for purchase.
They still have inventory at SSR to declare into DVC inventory, so more points should become available for all/most use years.
To date, they still have floors 2, 3, and 4 of building 18 to declare.

I've been wondering the same thing. I would like to own some points there, but my current points at BWV are already the highest on property, I'm thinking AKV will be even higher once they sellout. On the other hand it is a larger resort, it's difficult to speculate.

Yes, they will give the add-on the master contract number plus a decimal when purchased resale...or at least they did with ours. I have heard though that you need to let whoever you are working with know that this is what you want done or it might get overlooked by Disney when the paperwork gets to them.
