I am a Realtor. I have not done this long, but I am starting to pick up business. I have 2 homes ready to close on in the next 2-3 weeks. Most of the selling here is of vacation homes and vacant land. Many buyers come from the Detriot area, etc.

So what I was thinking is a "Welcome to the neighborhood" gift basket or something. House warming. Thanks for the business.
Whatever you want to call it.

It could contain pamphlets from the area Chamber of Commerce, maps, lake information (lakefront homes), etc. If you were new to an area, and I have lived here all my life, what kind of information would be helpful to you?
 
Our realtor gave us a "throw." Much more cozy than a basket... Have fun with it!

I guess that would depend on why the person was buying the house/property. In the case of property, obviously getting them in touch with the local builders/trades people, inspectors and all that would be a good idea. As far as houses are concerned, I guess you would just have to get a feel for what the purchaser is looking for. Some of us don't really want to mingle. We just want to go to an out of the way place and relax. Others may be more social. I think your idea is a good one. I'm not sure where you are selling, but Michigan has many great resort communities, where it would be helpful to know how to navigate. I'm thinking Traverse City, Petoskey, Harbour Springs, Charlevoix type places. Then there are the sleepy places like the UP and northern LP where things tend to be slower and there may not be a well established community. I guess that one can never have too much information, and it would be really good for your word of mouth business if you were able to provide those types of things. Good luck!

Maybe gift certificates to local restaurants.

I also got a package from my apt complex that had coupons/discounts for dry cleaners, pet sitters, vets, dentists, etc. That kind of thing is nice if you're new to an area.
 

Our realtor always personalized the gift. My sister got a door knocker with her initials engraved. I got a plant my first home and my second home I was pregnant and received a throw for my daughter.
 
Our realtor gave us a gift certificate to a home store. We received a packet with gift certificates and so on from the chamber of commerce so we already that info.
