Ideas for the Next DVC Resort

Since I love RIV and that area, another RIV tower works for me!!
I've always thought that they'd do the VGF playbook there by tearing down Aruba and building super high point "Mediterranean Villas" that are part of RIV with the promise to people that they can book the tower studios with those points...

My go to on dvc wishlist is something tied into port Orleans. Not sure if i like the idea of plopping a tower there or converting rooms over given it’s a moderate resort but id love good option for points to be used to stay port Orleans.

Keep this in mind: the theming for all DVC resorts are of actual places where people still vacation to in real life.

I can't imagine anyone buying 50 years of a Villains or a Roaring 20s hotel.
Imagineering made this mistake (misjudging the market) once with Starcruiser, and I can’t imagine DVD wants another Aulani or Cabins where they can’t ever sell out

I think a resort with a direct entrance into a park that has different wings themed after different properties could work pretty well. They wouldn't have to put all of their eggs into one set of theming or one IP. If you are buying into a resort with direct access to a park, well I think you probably like that park lol.

So for just MK they could have a lot of options. Villians wing, a classic rides wing (haunted mansion, pirates, etc), Disney animation wing, Pixar wing, Wings based on areas of the park (Adventureland, Fantasyland, Tomorrowland, etc)

Actually, I don't think that the Cabins problem is with Imagineering so much as it is the Dues... I suspect that if the Dues were in the $8-$9 range per point, it would move better.

No, what I was trying to convey there was the Imagineering problem was Starcruiser - a heavily themed hotel. And then that DVD already has two problem children, they don’t need a third.

Convert half of the Yacht club to Dvc giving more scope to stay in that lovely area…also convert the Garden wing of the Contemporary as an add on to BLT but with a smaller point use.
Love the walking path idea from AKL to AK….I personally dont think a mile is too far just to have the option to access the park by foot.

The other thing I could see is Disney taking more rooms offline at AKL Jambo and do a quick change out like VGF turning them in to additional rooms at AKV. I see that as less likely though.
I think the ship has sailed with DVC adding a 2nd offering at AKL. VGF (2064 expiration) and Poly (2066 expiration) are the two flagship hotels, so people were willing to buy direct with the shorter remaining deed life. Selling AKL direct with a 2057 expiration would be a tough sell.

Also, if Lakeshore Lodge gets merged with the cabins (2075 expiration) that will make a tough sell even tougher.

I mentioned before in another thread that we need an alternate transport to AK. AK and HS are not terribly far apart so I think a Skyliner (it would be a long one) or perhaps better a train between the two would be a great thing. They could build a new hotel/DVC at the train station or perhaps one at each end.

Build in all the wonderful domestic & international vacation destinations (other than DL & WDW) that they marketed & promised when we bought in 1995!

Coronado Springs could easily be considered deluxe with minimal effort paid to a conversion. I don't know if skyliner expansion is in the cards down the road but a route expanding west from Hollywood Studios or Pop Century could connect to Coronado, Blizzard Beach, even potentially All Stars, and ending at Animal Kingdom. The ground to cover would probably be 2x the current skyliner system but could unlock potential for expansion that way. I'm no civil engineer but the biggest swath of land available to them for a fifth gate park would be around the Coronado area as well. It took 20+ year for them to build a new non-expansion/addition hotel in Lakeshore Lodge. I don't foresee another new build until there is a new park to surround.

I’m not sure about Coronado being considered deluxe. Gran Destino has no balconies, and while it is my favorite moderate, it’s still a wonderful resort, but it would take some significant (and expensive) refurbishment to turn it into a DVC resort.

Plus, similar to Yacht Club, it’s a convention hotel. Yeah they built a tower on Contemporary, but I would say that’s a bit different of a hotel (and location) than Coronado.

Fair point about the balconies and something I hadn't considered for conversion. The amenities and dining are already there. I think they could even convert the site of the Ranchos section of the property to it's own DVC site (similar to Riviera at Caribbean beach). I guess in that breath, why not just convert another section of Caribbean Beach to Riviera expansion since the infrastructure is already there.

If they do another skyliner route, I'd think it would be to POFQ, OKW, and SSR. Why? Because there is already an easement there (that was for a monorail that was never built), so they already have the route if needed.
