I Think I Missed The Boat On BWV!

I have wanted to purchase points @ BWV for a very long time and could kick myself for not jumping in sooner! Now the contracts seem to be few and far between with much higher pricing per point than just a few months ago. For anyone on the fence about buying -- just do it, or you will regret waiting!!!
 
I bought late last year an IMHO I got a good price at $90 Per point on A 150 points contract. It was partly loaded.

It’s all about looking and keep looking for the right contract which suits you. Some of the “reputable” brokers always mentioned on this site might not always be the way to go as they have imo bloated prices. I would look elsewhere.
 
Yeah, I almost bought an 850pt contract at $69 a point for BW 2 years ago. May have been taken in ROFR anyways, but prices were in the $75-95 range then. We wanted points at BW, but we decided it wasn’t wise to hold that percentage of our DVC portfolio in a resort we liked but isn’t one of our top 4. We passed and bought our favs, but I am kicking myself - that could have been a killer profit in resale!
 
You never know when something will pop up... I saw a 150pt double loaded contract (2016 to present points) on the last Fidelity email for $101. Who knows if that will pass ROFR. But I agree prices have been generally nuts across the board lately.

Be patient. I wasn't looking at DVC when we last had our economic downturn, but I have read on here that prices went down at that time. I would imagine similar should happen with the next economic downturn, whenever that might be. I supposed if you had invested the money you would have spent on a BWV contract, you would have some decent gains. Perhaps this "missed" opportunity may allow you to buy a bigger contract than what you could have afforded.

We just passed ROFR at $120/point on 150 point loaded contract. I know it's high but it's what we've wanted. We just now have the ability to 'afford' resale without long-term financing. It's where we've always wanted so it was worth it for us. I think point rental will be significant when star wars land opens so I think we will get some return on our investment with that. Sure it stinks that we might have been able to buy in at a lower price point sooner but it didn't make sense for us at the time. Best of luck with whatever you decide to do!!
 
BWV is a great resort but I couldn't bring myself to buy in there, given its only 24 years left. I just kept thinking about the fact for less money, I could have another 17 years' contract- if I am not going, either sell it with 10 years left on, or rent out the points. That is a lot of money to kiss goodbye to- and I am staying in a 2 bed standard at BWV anyway this summer, so consider, do you really need to buy there (if going Oct to Dec in a studio certainly yes, but if not, well.....)

Thanks to a lead from @Cyberc1978 I also heard from a broker with a BWV contract asking <$90 - but I was already in contract for VGF. (oh well, shrug...)

Was it 850 points in one contract? Very hard to sell which IMHO explains the low price. Very few buyers ready to plop down over $58K! Anyone remember that contract and how long it took to sell?

I wish I had bought last year. It seems that the prices are steadily increasing. Hopefully they don't go up too much by the end of the year. I know it's not good to finance, but a part of me so wants to jump on a good deal and finance. UGH Oh the struggle of waiting until we can buy!!

What resort do you want to buy?
 
I was initially thinking of 200 points split between Poly / SSR. I like the monorail and the closeness of DS. Then I rethought about it and I'm leaning towards VGF. Still on the monorail line, didn't seem as congested as Poly, and we're in walking distance to Poly if we want to go eat there. I know that if I go with VGF I'll need more points so I was thinking of just buying all my points there instead. Plus Poly only has the option of studios, and while I like them for some days, I don't think I would want to just hang out all day in a studio. It's starts feeling cramped after a few days of non-park days. I'm still looking, and we're not going to do anything until the end of the year so I have time, but I just hate seeing the prices go up. There are just so many beautiful resorts that I hate to put all my eggs in 1 basket. I think the primary 4 that I've been focusing on SSR, VGF, Beach Club, and AKV. I just really like VGF though. Granted I actually haven't stayed there and I know I need to stay there before I even think about purchasing but I think I feel in love with it when we visited it and I'm constantly on YouTube watching people do room reviews about it. Sad I know. Plus we're not on a set schedule of when we have to go to Disney ( no kids )We like to go when the kids are in school, which is good, but it's still a lot to think about and decide.

I actually called on that one a couple of minutes after I received the email and it was already taken. :(

All you can do is keep looking. One of the problems is many sellers list with multiple brokers. So by the time one broker puts it up on their site, it may have been listed on another site for a while and be sold. That happened to us once. We kept looking and found another equally good contract. Good luck!

I would add that you can get on all the brokers’ email lists and if you call to make an offer and it doesn’t work out, talk to that agent about what you’re looking for and ask them to give you a call if one comes up. 4/5 of them will say to just check their emails, but 1/5 of them will email you or give you a call before the agency’s email goes out.

All of that said, we ended up buying our latest contract late in the day it was reduced. So there is a big element of luck involved as well.
