I should have listened about GMAC

I am in the process of buying 50 points for SSR from GMAC. I have bought resale before through the TTS, and it was smooth and pretty quick for resale.
GMAC is a totally different story. I orginally contacted the TTS and they didn't have the contract I wanted. On a whim, I looked at the GMAC website and found a 50 point contract with a feb use year that I needed, perfect...

Since the orginal call on 12/31 which they contacted the seller and things went through in minutes, I received my contracts and have heard nothing.

I sent them ONE e-mail, and got nasty ones in return, saying "they are more anxious to close than we are and they will let me know when they receive paperwork from the seller"

On 1/8, I called them and told them it was the last day before the contract expired for the sellers to get the paperwork in. Magically they said they sent the contract to Disney on 1/4. Hmm...pretty fishy considering on 1/3 you did not receive any paperwork back from the Seller. Anyway, if it is true, than that would be great.

So...another e-mail last Friday (now #2), just checking the status, with another response like posted above. It is now 18 days since it was supposed to be submitted to ROFR, and from experience I realize it can take up to 30 days, but normally it doesn't. I haven't so much as gotten a status update from them. The TTS was totally on top of things like this, so maybe I am just used to the way they conduct business.

The customer service on the GMAC end is terrible, I am going to call there this morning and ask to speak to someone about my contract. I wish I listened to all the complaints on this board about them. I know that some may have had a great experience working with them, but I am not one of them.

I'm really sorry you're having troubles with them. I dealt with Jackie and Rachel and both were prompt and courteous. Maybe you could ask that your account be transferred to them?
My only beef with them was the high closing and admin costs, but I don't think TTS has them beat by much. My whole process began on Oct 29 and ended right after Christmas.

Thanks, I actually had Rachel at the beginning, she was the one who got my offer out to the Seller and they replied within 5 minutes, no joking! She was great. I am going to call her today, maybe she can help me, I am dealing with someone else, not Jackie, and I have heard good things about Jackie too.

They have changed the personnel that actually handle the DVC Timeshares. Now it is only 2 people who are authorized to handle those transactions. Wonder why? My GMAC rep was NEVER available. Glad its not him anymore. Sorry to hear of your troubles, I posted a thread Buyers Beware......just for this very reason. Keep on top of them....remember you are the customer. Even their closing company screwed things up...it took Disney Member Accounting to finally get it all straightened out.

Thanks, I read your "Buyer Beware" post too late!!!! I totally got caught up in the addonitis. I should have known better.

No I had a 100 point Bcv contract that i had wanted to sell I went to Gmac First due to Disney saying that is whom I should use.

They had told me that they would have it sold within 3 weeks 90 days later I Ended the listing and went with Jason At the TTS and poof within 13 day sold and we closed 2 weeks later it only actualy took 10 days to get the thumbs up from ROFR and poof money in hand .

I will never do anything with anyother company BUT TTS ..

DVC makes that referral for one simple reason -- it puts money in their pocket. GMAC pays DVC 50% of the commission for that referral.

It's a money thing -- not an expectation that you'll have a good experience.
Frankly, I wouldn't be surprise if DVC hopes you have a bad experience any time you do anything resale.

We have just closed on several contracts using three different brokers. The average closing time was two months. GMAC provided the least updates but still closed with the rest of them. If you buy resale expect the wait and a few problems. If you buy through DVC, no wait, less problems, but you pay for the privilege.

I totally agree, you do pay for the privilege. And I totally knew that going into buying resale.

I actually called there today and spoke with Rachel, who was very nice and my contract is still at Disney waiting to pass ROFR.

Disney is really running behind right now. They are working overtime and in fact one of my contracts appeared on line yesterday even though MS was closed. FYI - after your closing it will take a few days for the DVC contracts people to load your contract to your account. At that time you can see it on the DVC website. You won't have any points yet. Don't be alarmed, it takes another few days for a MS person to manually load your points. As soon as you see your points you can make a reservation.

Two things. One...almost everything I have seen posted about GMAC is BAD...

Two...I bought a resalse agreement through Jason at TTS and they are the BEST:cool1: I called them numerous times to ghet updates and they were always very polite and understanding and made me feel it was ok to inquire. I would never use anyone else!

We dealt with gmac a couple of years ago for an OKW resale and where very happy with how efficient they where....i guess it just depends on the person you are dealing with

Not everything I've heard has been bad. They seem to be getting better, but their learning curve seems to be taking a lot longer than it should take. I still get the feeling they don't know what they're doing, and there is no question their customer service is FAR below TTS and several other brokers who deal in the DVC resale market.

Despite their large volume, you very rarely hear any negative feedback about TTS. And when you do, it's usually a seller or buyer who is not getting their paperwork done -- not that the broker has lost the paperwork! I've used TTS and have been very happy with their knowledge, professionalism, and outstanding service.

There are two other brokers often mentioned here who are also excellent, from all reports. I have not used either one, but from the reports I've heard they are smaller, but about as good as TTS. People who have dealt with them swear by them.

Not everything you hear about GMAC is bad, but they are the only broker I've seen who has consistent complaints. All of the others have been virtually trouble-free, according to the reports we see here on the DIS.

:lmao: :rotfl2: :rotfl: Yep, that was my contract!!(Wasn't too funny at the time!)

So I am now on day 22 with no word on ROFR. Is it possible that Disney didn't get the paperwork on the 4th? I guess it could be possible that they are very busy, but others have went through that got submitted after mine.

I feel like I have no control over any of this. My fear is that on day 30, GMAC is going to say that Disney never received the paperwork for some reason and they have to re-submit, has that ever happened?

OK..well.. I sent an e-mail to Carolyn today, and what do you know , we passed ROFR on the 11th. She said Sorry, I though you knew.
I called her and she had Rachel call me back, knowing I was very angry.

WHAT THE?????????????

So when I called Rachel on Monday when I started this thread she said we didn't pass yet. I also sent Carolyn an e-mail on the 11th asking if we passed and that is when I got the "your anxious" e-mail back.

So we actually passed ROFR on the 11th, and even after e-mails and phone calls, no one at GMAC seemed to know. That's great Customer Service.

So, looks like we are waiting of paperwork.

I WILL NEVER USE GMAC AGAIN!!!!!!!

Ok, take a deep breath. I will try and guide you through the rest of the process (I am trying to forget it, so I might leave some stuff out!)
Now you should get some stuff from the title company, and then everything should go to closing. Stay on top of this title company. Even after the "closing" date, Disney Member Accounting never recieved the packet!! The title co. sat on it for "reasons" they didn't disclose to me. Well then I made them give me a time they were getting to to MA, volla...they got it to them that afternoon!!! Still they screwed it up (everybody stays mum on the real problems), but that next day it was done, and I was in Disney's system. Really a screwed up process. Without looking at my thread "Buyer's Beware" I'm pretty sure about all this info.
Keep calling is all I can suggest. The customer should never have to do this much work!! Well, lesson learned for me, and now you!! Keep us posted. :goodvibes

THANK YOU!!!!!!!!!!!!!!!!!!!!!!!!!!!!

And you are right a lesson was learned!!!!

Once it goes to closing, I never really talked to GMAC anymore and just dealt directly with closing company for updates. In fact GMAC never called to tell me I closed or congratulations.

I would suggest turning in your closing docs ASAP but to keep your money in an interest bearing account (almost as hostage) until ALL paperwork is received by closing company from SELLER. They have alot more paperwork to fill out including notirizing and 2 witness signatures. Sellers seem to take their time when they know the money is sitting in escrow. Wiring the money into the closing escrow doesn't take too long once all paper work is in. Just a thought...
