I need a pep talk

I have been looking at DVC for some time now and after much consideration decided to go resale rather than direct. This is not the first contract I have signed for a DVC resale, so I have some idea of the timeframes from personal experience as well as all the great info I have read here (thanks :) ). I should note that although I have signed several contracts, I still do not own a DVC membership.
It has been more than two weeks since I signed and sent back my last contract (I should say 'most recent' contract.... given my track record :sad1: ). I contacted the broker and finally found out that while I faxed my contracts the seller was using the regular mail and that was the reason for the delay. I am going crazy especially because I know once it is received and sent to ROFR I will still have so much waiting still ahead of me.
Please make me feel better, because right now I have half a mind to back out before the seller's contracts are received.

Just relax!!! You keep coming back to the idea so just do it. If you don't like it you can always sell.

Owning DVC is awesome in the fact that it lets a little luxury in our lives. Think how hard you work, allow yourself to enjoy the benefits.

We are making a special trip next april (girls are Dancing at DTD with their Dance class). Everyone is making reservations for the Moderates and will spend $1400 for 7 nights. My Family will just being spending our points - and the cost of the mf only equals $800 for a BW view studio for 7 days and we have left over points to use next year.

I do want to clarify that I have not backed out of any of the other contracts. This is something I know I want and will make good use of. The other contracts have either been ROFRed or the seller backed out. I am just tired of waiting and this is the part (getting the contracts out for ROFR) that is supposed to be quick. When I submitted the offer for the first one I remember how exciting it was...now I just want it to be over.

Hang in there. I bought two different contracts on resale. One of the purchases went just fine. For the other one, the sellers were getting a divorce and apparently couldn't get together to sign the sales documents. My contract stated that closing had to be complete within 30 days of estoppel (basically, Disney verifies all points, accounts current, etc.). I was frustrated and told my TSS rep that if the contract didn't close by those 30 days, I wanted to cancel. On about day 28 we closed.

Since we all live vicariously through others here on the boards - what are the details of your contract? how many points... home resort... U.Y.
 
Be patient, you are talking about waiting a few weeks for something that you'll have for the rest of your life! I can't tell you how wonderful it was this June to take my DW, DD, DS and his GF to spend 5 nights in a 2 BDR villa at BWV. We had such a great time, it was the first time my DS had gone with us since 2004.
It is going to be so worth the wait. Let my next response to you be....:welcome: HOME!!!
 
When you buy resale, you have to be patient, but you also need to do a little research to know what to offer. Some contracts are priced so low that Disney will almost certainly exercise ROFR. If you check to see what prices have made it through, you can more intelligently make an offer. If someone is offering a contract at $74 a point, and you see that Disney has bought back everything under $78 a point, you can offer the higher amount and have a better chance at getting your points. It took 3 days for our offer to pass ROFR, and I've seen many many people on here with 10 days and less. I think Disney is running them through quickly.

I am still totally frustrated over the lack of communication with my broker. Here's the update: I called there last week to see if any progress had been made, only to find out she is out on vacation for more than a week. The coworker of hers that answered the phone gave me a hard time about looking into the status of the contract and actually had the nerve to tell me that she had her own cases that she was working on and she wold have to put her own work aside to call the sellers on my brokers behalf. Is it just me or is this terrible customer service? Only when I asked her to forget it and refund my deposit did she grudgingly agree to contact the sellers. (According to my contract if it had not been executed by last Wednesday the buyer's deposit should be refunded.)
Aside from the terrible customer service, I am worried that this is not the only part of the process that I will rely on the seller to sign and return documents, can someone confirm this for me?

And for those of you who asked for contract details, it is for SSR, I offered $81.50 per point.

Definitely sounded like bad customer service. You can ask to speak with an manager or ask for your deposit refunded and use a different resale agency. Good luck and keep us updated!
 
Hi Everyone,

I just wanted to post a quick update. I decided to stick with it and I found out this week that my contract passed ROFR! :yay: Now I just have to wait for closing, the broker has assured me that she asked the seller to expedite the closing docs when they arrive, I really hope they do.

This is our 4th attempt, we made our first offer back in March. We will be on vacation in October (offsite at my parent's timeshare) and I was really wanting to add on a few days at Disney while we were there. Based on what I'm reading here, I don't think we'll have much luck getting a room at this point. :sad1:

Can anyone give me an idea of how long the closing process takes? Also how long until I am able to make a reservation?

If you can financially afford it.. see it through. Think of all the wonderful memories you will have with DVC!!!

I'm so happy you decided to stick it out. Congratulations :woohoo:

I recently purchased thru re-sale and once ROFR went thru it was only a matter of about 1 week til my papers came to be signed. I sent them back (overnight mail) with the final payment and the contract closed with in a few days. I was in the Disney system about two days after that....

It's all downhill now for you - start planning :surfweb:
