Do you have a separate school tax? In MD, our property taxes are high but it includes everything in one. Unlike my mom in PA, where she has property taxes, school taxes and a per capita tax. So everyone always comments on how much cheaper is it to cross the line but it adds up also.

Nope, nothing else. No property tax on cars either, which is great. Kicker is sales tax is 9.75%, but that is only a problem for big spenders...and even then it is a tax write off.
ETA: oh and no state income tax
 
I actually called Provident recently inquiring about this. The person I spoke to said if I didn't want to use appraisal at time of purchase I would have to pay for a new appraisal. So, seems to me they should definitely use your refi appraisal!
We have Provident also. I think we are supposed to upload proof of insurance coverage and property tax payment but I have never done it and have never heard from Provident.

OK, that's it, I'm moving to Tennessee! I thought not having sales tax on clothes was awesome here in RI, but I'm paying $21.609 real estate tax :faint:
 

It would have been tooo easy if insurance had gotten my supplemental payment to the auto shop on Friday. No, instead it's today. Shop hours are 7am-5pm, I work 7am-7pm all week, Enterprise left a message that my rental is covered through today and their hours are 9am-6pm... :badpc:
 
Question for @SouthFayetteFan or anyone else savvy about Amex referrals. To get all the miles we might need to upgrade both legs of our Emirates flights from JNB to SFO, I need about 66K more MR than I will have after getting the bonus on my Biz Platinum and getting the points that go with the MSR on that card. So I'm thinking I need to get DH a Platinum card. He has plenty of 5/24 room, so I'd get him the personal to keep the MSR at $5k. All I can seem to pull for him right now is the 60K offer. While I'd much prefer the 100K offer, 60K would get us the MR we need, when coupled with the MR from the MSR and a little other miscellaneous spending. I know I can refer him to the same 60K offer that is available publicly for him right now. I also know that Amex caps referral bonuses at 55K MR a year. I already have 40K in referrals. So my question is: If I refer DH to the Platinum, would I get a referral bonus capped at 15K to put me at my 55K max, or will I not get the bonus at all since the full 20K referral bonus would put me over the max 55K? I have a bit of time to see if I can pull the 100K offer for DH, but I don't want to wait too long. Getting his 60K bonus and 15K for me for the referral would make me feel better about taking the lower welcome bonus offer, especially if it means the difference between coach and business on some really long flights. Thoughts??
 
I goofed myself too, but after seeing your and @amalone1013 's comments, I went back and did the multibrowser multitab on DH's cards. We have no plans for any Marriott stays by 10/15/18, unfortunately our Marriott stay is after the AMEX offer expiration. But added the offer anyway just in case AMEX keeps track of which offers I'm interested in... (hello, AMEX? No more wine offers please)

For your Marriott stay you could try to call the hotel and see if they'll do a charge in advance for a deposit. If it's a refundable rate you should still get it back if you have to cancel.

And OMGosh I don't even click on the wine offers in the hopes they get the hint. I did use one wine .com offer last year because I was ordering from them anyway, but I only do it once a year around the holiday's for entertaining. Really, a single $75 order does not make me a wine person, thanks...

I hate when that happens. Is DH flexible maybe? Enterprise used to offer me to drop me off when I returned cars, maybe he can drop the rental off for you and catch a ride back to his car? And not sure about your body shop, but many places here will let you inspect/pay/get the car keys during business hours and then come back later to actually move the car. This has been helpful as we'd send whoever is closest during business hours to get the keys, then after work come back to get the car. If it's a place that has locked storage, they would park the car outside the gates for us if we asked.
 
I guess we’re blessed in rural Ohio too...$1800 property tax yearly on 7 acres with house, barn and pond. Most of that goes to the school. Sales tax is 7.25 I think. We do have a state income tax, but it’s not too bad.

That's a good thought. I'll have to see if it will work with a travel package redemption. We're going over Thanksgiving when DD is out of school, so dates aren't flexible on my end. I'm sure we'll be paying for meals while we're there since it's a pretty remote location, and having that AMEX offer then would help a lot. Looks like it's no good on gift cards unfortunately.
 
We were able to refi and get rid of our PMI. Not sure if that is an option for you or not but might be worth it if your values have gone up enough and interest rates are comparable. We did have to pay for an appraisal. It was $500'ish but we saved $300 month dropping PMI.

It's definitely going to be something I look into once I get closer to my 80% LTV. Unfortunately we were only able to put down 5% so we're just now hitting 90% LTV. Thankfully, my PMI is $160. So not terrible, but I could certainly think up better things to do with that money!

I feel your pain. We too have PMI, 8 years into the mortgage, and we can't get rid of it because the property values continue to sink in Mississippi.

That's so miserable... I'm fortunate that our values keep going up so hopefully we can get rid of it sooner rather than later.

On my first house I was able to have my PMI removed without refinancing or a new appraisal. I just called because I realized I had 80% or more equity. But that was probably ten years ago or so, so not sure if it works the same now. But it would definitely be worth asking! We made sure on our next two house purchases to put 80% down to not have to pay it. It just feels like such a waste (but I know it can't be helped sometimes). Of course we're paying specials (special assessments) currently, but some of them pay out in 2019 and the big ones in three more years I think. I can't wait for those to be gone!

I just pulled these two increased offers on the PRG and Platinum using Chrome browser on incognito mode and Private Internet Access VPN set to the US Seattle servers. I tried it again on the same VPN and network settings using Safari private mode and got the same offers.

It took me less than 5 minutes trying different combinations of private/incognito modes on Chrome, Safari, and Opera browsers, and connecting my VPN to different big city servers around the US (I tried, California, Silicon Valley, Chicago, New York, then finally Seattle worked). In the incognito window, I'd type in americanexpress .com, click on the Personal Cards graphic, see the 50k special offer for the PRG (which is good, but not what you want), click Rewards Points Cards in the nav bar, and find the 75k special offer on the personal Platinum.

Now, to your question, if you're at 40k of your 55k referral cap, you'd get only 15k for referring DH. However, one upside is those 15k would go into your MR account, and the public 60k bonus (and whatever points earned for MSR) would go into DH's MR account. The net is ~75k, but split between your and DH's MR accounts. If DH were to apply for the 75k Platinum incognito offer, the 75k (and whatever points earned for MSR) would go into only his MR account. You can't transfer or pool MRs between spouses like you can with Chase URs in the same household. However, if one of you is an AU on the other's MR cards, you could transfer MRs to the AU spouse's frequent flyer program. Both referral and incognito methods would net your household the same amount of points, but it just depends where you want those points for ease of redemption.
 
Strangely enough - we got rid of our PMI on our first Refi, even though we were still at 95% LTV. I'm not sure if it was a mistake or by design, but it was awesome either way, lol! That was about 8 years ago - we did another refi after that too then, haha.

I'm going to need more info on this... haha.

It does work the same now. According to my mortgage website, once you hit 80% you have to call/write/send smoke signals to request it be removed and they'll do it without an appraisal. I think they changed it several years ago to now once you hit 78%, they remove it automatically without you having to request it.
