The house we wanted to buy is 53 years old, right across the street from us ( investment property in a really nice 'hood ). I knew that basically ZERO work had been done in 10+ years. The "man" of the house passed about that long ago.

Anyway, the home inspector comes today while I am leaving to take my daughter to the doctor. When I get back the guy is gone. No message on my phone, no note, no nothing!

Later on in the day the guy calls me. He says "No Charge".... and tells me to run as fast as I can from the home in question. He literally thinks it might collapse the next heavy snow we get --- at least the roof. He also found so many other things wrong that he said that if the township were to look at it they would label it "Uninhabitable".

So, the guy didn't charge me anything at all. He just asked me to use him next time I need an inspector. Or refer him.

Now, I knew this was a major "fixer - upper", but in no way did I expect that! Still, the property it sits on is probably worth $250K. And she only wanted $265K for the whole deal. Maybe we can knock it down and build a really nice home there for ourselves, and use our current home as a rental....

Cool.... a good contractor. Finally! :thumbsup2
 
Mind me asking what town it is in? I live 45 minutes west of Philly.
I hear that Conshahocken is the next up and coming area (kind of what Manyunk became).
 
If it's a good neighborhood and you'd like to stay, it would be worth looking into knocking the old house down & building your own. You could build your new house just the way you'd like it.

It's good to find a contractor you can trust!

Conshohocken has been going through a resurgence for a few years now.

It is in Trooper, PA.

BTW, I lived in Conshohocken for 20 years. It is a nice area but will never be Manayunk..... which is cool. Conshohocken is a PERFECT location.... 20 minutes to everything!
 
We had a great contractor. :) It was just luck, though, we had no idea how great he was. He didn't go a $ over budget. We've been in the house for almost 4 years now & he stops by every now & then to inspect the roof, siding, etc. He fixes things we didn't even know were wrong.

Good luck on the income property! I would totally buy it & knock it down. How convenient to be building a house across the street from where you already live. :)

Trooper, what a nice area. Sounds like a good deal you have.
As far as conshohocken, my contractor and plumber just bought property there that they are renovating and selling for profit. So hopefully they will come out ahead. Your right you can't beat the location. Close to the city and KOP. I always thought it was more industrial. But according to what I recently heard it is going to really be something.
Good luck with your Trooper project, it sounds like a find.
