Couple of observations:
You can't compare a studio at BWV, or BCV with any of the Mod's. Walking in the back gate at Epcot, or taking the ferry to MGM adds value. No busses equal big time value. That's why we stay there in the first place.

A person that is looking to rent from a DVC'er is looking for value 1st, that is how I found out about DVC, looking for a better deal on rooms at WDW. So if I would ever rent points (right now I use everything I have) it would have to be at a rate that compares with the best deals going for the location. For instance the discount rate at Swan and Dolphin gives you the same locational benefits with a nice view and hotel room. We would have to match that value (I think you can get them for $110.00 a night). So a studio at BWV is something like 9 to 11 points a night. x $10.00 a point= $110.00ish

That was exactly my point (didnt mean to suggest that the mod was equal to the DVC studio). Most people would take the studio over the moderate class Disney room, that makes the "leap of faith" and the few excluded services (mousekeeping, etc) totally worth it for the prospective renter. The same goes for a 1bedroom DVC unit vs. the Deluxe room at a regular Disney resort IMO.

I don't see how any group of DVCers could be accused of collusion, when the "colluded rate" is still below the Disney published room rate.

Bongo, your overall premise is correct: DVCers are the problem with the cheap and totally stagnated rental rates. Since DVC devalued member points with their revamping of the CC/DC/DCL exchange program (several years ago and ongoing), DVCers feel they are getting a "good deal" if the make more than the $5-6 Disney will give them for their points.

It is easier to get more than $10/pt if you have something unique to sell: a premium resort, a certain time-of year, or a unit that is available when all others at that resort are sold out.

For renters looking to rent points at 7 months out, all DVC points are equal. Therefore, it is more difficult to get more than $10 with so many cheap SSR points out there.

I try to sell my points to people who want to stay at VWL/BCV/HH instead of someone who wants any DVC resort just to be on-site.

I have purchased points for a relative because I didn't have any to give him. I have also sought to sell banked points that I could not use. The back and forth over $10 a point versus $9.50 a point with a non DVC member was ridiculous. For 35 points, after making the reservations in my name, I was then bargained with for the discount. For $17.50 difference, the "buyer" would not pay and so I cancelled the reservation. It is not worth the effort to sell points in my case. I will give them to a relative if I cannot use them, but not sell to a non-DVC member. It is not worth the trouble.

In your case (assuming you'd made the $10 agreement prior to making the ressie), I would have done exactly the same thing. I have not rented any points, but if I ever do see a need to, once the agreement is made and the reservation set, I'd cancel before re-negotiating.

What I did was use my 35 banked points to make three days of his six day ressie (making a double ressie for the 3 days in his name) and then he cancelled the dates for which I duplicated and used my banked points instead of his non-banked points. He will give me back the 35 points next use year so I lose nothing. Did I make this clear enough? I'm not sure. Anyway no harm no foul and we both get to use and not lose.

well, I have rented points and loved the hotel and the deal at $10 a point but until they let you do everything, dining plan benefits, then I would not pay more than the $10. They need to offer every service to DVC members. It is also what's stopping me from being a member. Also the no refund policy and putting your trust and money in a strangers hand is very hard for a lot of people.

People are more than welcome to set their rates at what they wish. I think it stinks though when they come here to try to raise everyone else's prices too.

I believe that if you desire to rent your points, you should charge what you want. I have never rented points in the 11 years that we have owned, but have let several family members use them and never even charged them the dues portion (I never thought to). But if you are going to charge more than other's are asking you will need to be prepared for the fact that you may not get any takers. I would rather give them to my family to use than a perfect stranger for less than $10 a point. But that being said if i were to go to the trouble of renting my points I would think that somewhere in the $12-$14 range is not out of line. But mousekeeping and dining plans are more important to some than they are to others. Good luck to all who rent points!

I'm another member who likes Deluxe rooms better than DVC studios. What I LIKE about DVC is having my kids sleep in a seperate room - and connecting Deluxe rooms are expensive and can't be guarenteed for a family of four. The kitchen and washer dryer are nice, but without kids, I don't know if we'd use it. I really like maidservice. But I'm divided on if we will have DVC once our kids are grown.
