I am thinking about getting into DVC. How do I get the current rates?

I am wondering if DVC is for us. Where can I get the current rate plan for this? How much do I have to put down? How much points should I be looking into purchasing?

Lots of questions. Right now I don't want to get in contact with there sales people until I know I can afford it or not or even if the DVC is for us.

There is FAQ section here that can give you some basic info and you can also look at www.disneyvacationclub.com You can request the info from DVC and you will not be bothered in the least. They do not pressure people to purchase at at.

The basics -- The current price is $75 per point with 150 point minimum. That's $11,250. You could also purchase what they call a resale (there's a broker advertising on this page) where you purchase from a current owner. These prices can be less. The original cost is one-time only. You then pay yearly dues which are different for the various resorts but range in the $3.00-$4.00 per point range. So, your additional yearly cost right now would be roughly $525 on a 150 point purchase.

There's a start.....keep asking questions and the folks here will help. There appears to be an incentive program that was just announced by DVC today that could also help bring down your costs.

Minybear, go into the thread areas for Beach Club Villas (BCV) for info on prices and incentives. You can take a loan from Disney for up to 10 years, and since you have been staying at Poly for several years now, you will be able to afford the monthly payments. I took both my contracts out for 10 years, and pay them off sooner, so I pay extra per month, but with 1/2 down I pay $64 month, for 10% down I pay $117 per month. Since 10 years is a long time you have a big incentive to pay extra:) My first contract will be paid off this spring after 4 years, and my second one is scheduled for pay-off next year. Then there will be that new Beach Club contract....Don't forget that dues are about $4 per point, so figure that in to your finances when you are deciding if DVC is right for you. I used to go to Poly every summer, now I go to BWV, or OKW two or three times per year, and when you figure things out, your room thru DVC is about $70 per night, a real steal. The rooms are even better than the rooms at Poly, just to give you an idea.
 
Thanks everyone. I looked into this when we went to the BWV's and i could not get my husband to talk to the salesman. Now he is more convenced to do this and more into talking to a salesman :).
 

Minybear, you'll find that a conversation with a salesperson (they call them "vacation guides" in typical charming Disney fashion) is one of the most pleasant, zero pressure exchanges possible. Go for it!
 
If you do have other specific questions, though, this board is a fantastic resource for you... *definitely* post your questions here, and you're sure to get plenty of help.
 
I had inquired about purchasing from DVC in 99 and I found their sheet with the prices last night (during the big game). I have a feeling the cost has gone up since then. How many points is it good to start with? I really want the BWV's 1bdrm. For now its just 2 adults, but what if we want to take family with us then the 1bdrm unit would be fine.

you can only get BWV through a resale - BCV (the newest) is available through DVC - points are in January (one of the lowest point months)

I assume you are talking about the point charts showing how many points it takes to stay each night. One thing some people don't understand at first is that, unlike cash reservations, the points prices for staying at the DVC resorts won't go up over time. It is possible for them to "adjust" points, but if they raise points somewhere on the chart they also have to lower them....the total number stays the same. They haven't changed the points (with the exception of the holidays that move) in years.

Points for staying at non-DVC resorts can go up.
 
Another DVC-curious here.

Dumb question about the dues. Paid in lump sum once a year or monthly? Or do you choose, and if you choose monthly it is a little more (like with an insurance policy?)

Also-- what are opinions on buying through Disney vs. buying through a re-sale? I would be financing, does that make a difference? Is it easier to finance through Disney?

And one more question on banking and borrowing. Is it conceivably possible to use three years worth of points in one year-- for example-- Joe has 150 points. He banks his 2001 points to use in 2002. In 2002 he borrows 150 points from 2003. Can Joe do that, and have 450 points in 2002?
 
No dumb questions Jen! Dues bills are issued at the end of December, due January 15 and assessed late fees after Feb. 15. You can pay them in a lump sum by check or credit card or you can pay monthly by having it directly debited from your checking account. You can't send in monthly payments, it has to be done electronically. The interesting thing is they don't charge any interest! It's just the dues split into twelve payments.

Your banking/borrowing plan is exactly right. That is the maximum number of points you could have in one year. When you do that type of thing though the points that are banked and the points that are borrowed can't be moved again. They have to be used up before the end of that Use Year.

I'm not very current on the financing, etc. so someone else can handle those. ;)

The cost I was mentioning was for the DVC loan. For instance in 1999 for the minimum 150 points it was $9,750 and now the current price is over $11,000 for 150 points

We normally vacation at WDW once a year for 7nts. I would like to expand that to at least 2 x's a year. Coming from AZ the airline is a little expensive to fly to FL. I am wondering how many points should I look at spending. I love the BWV's. I need your opinion. You see I don't want to purchase 200 points and find out later i should have bought more. I am very new at this.

If you like BWV's & you want to stay there most of the time, you need to buy there... BW is very difficult to get into certain times of the year & you would do better having your 11 month booking period there...

The good news for you, is that the resale prices on the BWV's has come down quite a bit, and it's quite possible for you to get a contract priced between 58 & 62.00/point... You will have to pay closing costs of 400.00, but split that with the seller if they'll agree to it....

Also, BW has two sets of views, the standard views look out over the front of the resort where you pull up & they also look out over the tennis courts as well.... those views are significantly less points than a preferred view... But they are hard to book, because there's not all that many...

If you want two vacations per year, I would seriously think you'd need 250 points... Go to the points calculator here at the Dis & put in two likely sets of dates & see what you come up with... Keep in mind, cutting off just one weekend night can save you 40+ points, so you could always cut one vacation a day short to save money... We have 250 points & we stay 12 nights in a 1 bedroom standard view in the low season.... This year though we are going for 10 nights in November, which requires a bit more points...

Yes, especially if you'll be coming twice a year, cutting off at least one weekend night is a very good idea. Friday night and Saturday night cost an *unbelievably* higher amount than Sun - Thurs. nights. We just did a vacation where we arrived on Sunday and left on Thursday, and it seemed like plenty of time, because we know that we'll be back later in the year.

You mentioned resale. How do I find that. If I buy resale it would be less expensive then buying directly from the membership office?

Looks like we should at least look into 250 pts (if we can afford it).

Both have posted lists with their inventory... indeed going through either will get you a lesser priced package than what Disney is offering directly, especially if you want BW, resale is the only way to get it... The downside to resale, is the financing, it is more expensive to finance at the resale rate... A resale package is worth more money if it has all it's current points & it's a really nice bonus if it has last years points banked forward.... It's worth looking into anyways!
 
Minybear, You should not hesitate to call DVC or the resale agents. Disney guides are extremely patient and totally not pushy! They give you information and leave you alone, there is no pressure! If you'd like to buy from them, Beach Club Villas is now available and is the same area as the Boardwalk. For Boardwalk you need to talk to a resale agent. Jaki A mentionned above was great for us. Only you know how many points you will use- it all depends on when you travel. We like to go at the holidays and take down friends and family, so we go through a lot of points. So ask yourself when you want to travel, what size accomodations you would like and figure it from there. Resales should run around $60-65/point plus $450-500 to close. With Disney, the price is $75/pt and the current incentive is $5 off/point or a free hotel stay, no closing costs. Interest for Disney is 11.5 % for 3-7 year loan, 20% down, 8.5 for 1 year loan, 50% down. Home equity loans or refinance may be a cheaper way for you to go and only way with a resale.
 
Just an FYI, I beleive as a brand new purchaser, you can get a one time only special VIP interest rate that is a little lower than a current member doing an add-on. I was quoted 10.95% for a 10 year loan with 20% down. As other have stated the price per point is $75 or if you take the $5 ppt discount you can pay basically $70 per point.

Resale agent. Where do I contact them? Who are they? Is it DVC?

That current special when does it end?

Both are you are saying 20% down and I have heard something about 10% down. I would rather do 20% down anyway to get the lower payments, but I would have to wait a little while longer to give them the 20% down. We just came back from WDW 3wks ago.
 
At the top of this thread you will see one re-sale agent. Just click in the black area where it says Current DVC resales. This is not DVC. DVC does not directly sell re-sales. The property you are puchasing is a DVC resort and you will have the same benefits as if you bought through DVC though. There are others out there, but I puchased at BCV though DVC so I don't really know any of the other re-sale places. If you puchase through DVC and use their financing I believe there is a 10% down option, but the interest rate is higher on that one so I didn' t ask, you can just call DVC and ask them directly if you are planning on purchasing at BCV. If not I believe with the re-sale places you have to come up with your own financing, but don't quote me on that.
