How Often is the Disney Room Inventory Updated?

I’m specifically looking to book a 2 bed villa through Disney. How many times during the day will the room inventory be updated? Is it constantly updated? Or is inventory only updated once a day at a certain time? Thanks!
 
It’s continuously updated. Unless they have a outage,which does happen, the inventory is updated after each and every transaction.

Since villas are DVC resorts, you might not find any new inventory. Especially if it is sold out to owners.
 

Deb and Bill: Thanks for your response. I thought I read that the DVC inventory and the Disney non- DVC inventory were separate. The DVC owner was upset because there was no availability for them even though Disney was still showing villas available.

There definitely are two sets of inventory for DVC villas. One is points inventory and one is cash inventory through Disney Reservation Center (DRC). The cash inventory comes from the very small percentage that DVC owns (like 2% of the total inventory for maintenance and other issues, plus any inventory they have gotten back through foreclosure and Right of First Refusal), plus inventory traded by DVC owners for non-DVC vacations like Disney Cruises, Adventures By Disney and non-DVC Disney hotel stays. DVC has to pay for those non-DVC trips, so the owner trades in their points for the vacation, DVC turns the inventory over to DRC to sell. The inventory you see for cash stays cannot be used for points stays because it either was already used for a points stay (booking that non-DVC trip) or it is owned by DVC.

Most owners book their stays close to 11 months out, especially for Fall Frenzy (Sept through early January) when Disney has festivals and Run Disney events. Even at seven months out for the fall can be hard to book anything.
