How often do the resales websites update?

How often do the resales websites update their website with new or pending sales?

Is it possible to email them with what you are looking for and see if they have that and just haven't put it on the web yet?

It depends upon the company, but generally resales are updated weekly. I wouldn't email them about contracts, though, since some companies don't often answer their email, I would call. Also, many of the best contracts never make it to their resale boards, so it's a good idea to develop a relationship with a good salesman to get what you want. Contracts with banked points, for example, sell in a day or two, and you won't ever see them on the website.

Definitely call and let them know you are a serious buyer and give them the parameters of the type of property that will meet your needs. As Cruelladeville has pointed out, my broker indicated that many of his best properties never even make it to the web listings.

The brokers tend to update the properties on their websites sporatically. I've seen some updated more than once a day. The same sights can sometimes stay stagnant for several days in a row. Your best bet is to bookmark all of them and check each one once a day. It only takes a minute or two.

I have them bookmarked, but wanted to know if I was wasting my time. Good things to know.

Still haven't decided if resale or SSR is the answer yet. Still debating. Maybe one of these days I'll make up my mind.

I'd call even if nothing is showing you like. That's how we got our OKW resale. I called and it had just been listed with them but was not on the web site yet. It never made to the web site as I made an offer during that call.

I called about a resale listed on the web site and found out it was already sold. However, after speaking with the salesperson, a new listing had come in that am that was not even on listed on the web site yet. Better yet it had 200 banked points!! So, I agree, it pays to call and not rely solely on the listing on the Web site.
