How much should I expect to pay for a 25 points contract?

I called The timeshare store and told them I am looking for a bare minimum contract. I would prefer BWV or SSR, but whatever comes up (as long as it is a WDW resort!). How much should I expect to pay for this kind of contract. I called them last week, but still no respond. Is it going to take forever to find a 25 point contract for resale at WDW property? Also, once I do buy through retail, will I be able to buy 25 point contracts through DVC direct? Will these points be pooled into my previous points, or will it be a new contract. Will I be able to buy 25 points through DVC at SSR once I am in the system? Thanks a lot.

Disney will only sell you points with the same use year. Unless you buy a complete new contract of at least 150 points. You will be able to buy other resorts, but you can only use the points at that resort at 11 months out. At 7 months out, all your points from any resort can be used at any resort.

If you buy other small contracts at resale, you really need to get the same use year. It's gets pretty complicated mixing them up. We have one small contract with a different use year and we have to watch it carefully so we don't let those points go unused.

Even with banking and borrowing, 25 points will not get you much. A studio for a week at OKW maybe? At the low point season?

If you are looking for the benefits of owning, sometimes they are limited to stays on points. The AP discount could disappear at any time.

Yes, it will probably take some time to get a 25 point contract. Who knows. That is one of the if not THE most popular size.....the smallest. If one does become available and it is under $92 per point I would jump on it with or with current points. They are just too rare and are in high demand. As far as price, I would guess that you could find an OKW contract for around $80 or so and for BWV I would guess upwards of $88 or 90+ per point.

Once you are in the system, you can purchase an add on through Disney. You can purchase any amount of points as long as it is 25 or more points. The sold out resorts sell for $92 per point through Disney and I am not sure about SSR if you can get discounts for add ons.

If you know you want more than 25 points now, buy them up front if you can since the closing will be the same or nearly so on any size contract in the range you're looking. If it's a financial issue, save the money and then buy the larger contract. But yes, DVC will sell to any member as little as 25 points no matter what you own already. Your best bet would be if you had a friend or relative who was a member and then had them buy and "sell" to you.

True to a degree. But is will get you a studio 5 days about every 2 years if you avoid weekends and it will get you the discounts and perks, which for the right family could be the biggest savings right now.

Having watched small contracts I would expect to pay a preimum. Basically after you add in closing etc, it will cost you more then buying 25 points from Disney. Figure in the 90 range per point when you add in closing costs.

Check out the ROFR thread on the board, it'll give you an idea of what dollar amount/point will pass...and what to expect . The process is somewhat nerve-wracking.

It's a good thing that DVC protects our investment by using the ROFR process to maintain the value but, will buy up the smaller contracts that are priced low and resale them for a much higher price.
It sounds strange, but you can offer more than the asking price to fluff up the deal in order to have a better chance passing ROFR...when you're talking 25 points, a few bucks more is no biggie in order to close the deal. Additionally, the TS Store reduced their closing costs recently (of course after I made a purchase). Good Luck!

You can expect to pay what the seller is asking for. A premium. We got a small contract like this just to see if we would like DVC. We were fortunate to have banked points with ours. This will enable us to have one week at OKW in a studio for our first visit home. If we like it, we plan to purchase more while we are there. If we don't like it, we can either rent them or sell them. We figured we could sell the smaller contract easier than we could a larger one.

You'll have to wait quite a while for the points to start coming but in the mean time once you're in there's no reason why you couldn't rent a few points and have them transferred for an upcoming vacation. $62.00 per point is an awesome deal. But keep in mind there is some speculation that the maintenance fees are going to go up quite a bit due to hurricane damage, but that's just speculation .

Can't help with an idea about 25 pts. specifically, but we just put in a bid/offer on a 50 point add on at BCV. We paid way more than we should have, but we really wanted the 50 pt add on, the use year is close to our current contract, and I haven't been seeing a lot of BCV resales.

We consider ourselves lucky to have seen it and jumped on it. Hopefully it'll all work out. I do agree that you might end up paying more for a small contract, even with the reduced closing costs. We certainly did. I tried to tell dh it would've been more economical to buy another 150 at OKW, but he wasn't going for it. Someday, he'll regret it, I'm sure.

that vero contract is a nice one, but I think I would low ball it even more, offer say 55, no points till 3/07!!! hmmm,. its my use year, if I didnt just squeeze a new horse trailer out of my husband, I may have jumped on it!!

There are some small contracts listed on ********'s site, ***********, most without points until 2006. I don't think a resale without points is particularly desirable, unless you won't be using them until next year, anyway. If that's the case, you should be able to pick them up cheaply. Contracts without points are less attractive to Disney, unless they are at a popular resort. As noted, VB points can be gotten very cheaply now, thanks to the hurricanes.

One can get the cost down easily to around $250-270. If one can find a private resale and both parties are willing to do a little work, you can get the cost down to recording costs, less than $50 in this situation. I remain convinced that those interested in this approach would usually be best served to find an owner who they know, make arrangements for them to buy the extra points, then resell it to the interested party.
