How much $$ did Disney make selling points at OKW??

While I have not been to OKW before during our past visits and do not know the overall size of the buildings, I am basing my thoughts on what I saw being built at BCV's when we stayed at the YC a year ago.
Your budgets per building of 1 million is probably very low. It could very well be 5x that amount. Did that figure also include all the furnishing that were put in after construction, yearly maint costs, future remodeling costs, staff salaries. Can you imagine getting the electrical or water bill for the complex.
I will doubt WDW made as much as you think, but remember if they don't make the money they will not be there for all of us to enjoy now and later.

These are covered in our dues and have nothing to do with the cost of construction.

The buildings are nothing like BCV at all.

Its set up like a high end garden apartments, or more accurately, a condo complex. Each building is two to three stories and has 8-12 two bedroom units that can be split into studios and one bedrooms. There are a bunch a Grand Villas strewn about, but for our purposes, this is close enough. I was considering the furnishings original cost, but any replacements would be in our dues budget, not the original construction cost.

I was in construction for a while, unless those tin roofs are some stupidly high cost, I think I am in the ballpark on the buildings. Where I am way less confident is the site devolopment and roads and sidewalks. I know roads and site development are VERY expensive. My ten million may be way off...it may even be too high.

That's part of what pushed me into the Vero add-on. I wanted points there after my first stay and adding on (for the 2nd time at OKW) would have meant some points with passes and some without. I went with Vero and haven't regretted it (small purchase).
 
My wife is a facility planner (read: she builds large buildings). While resorts and hotels are not on her resume, she has done many other types of large commercial buildings.

Her educated guess is that each building at OKW is about $250 to $300 per square foot to build. This price would include all furnishings, finishes, electrical, plumbing, etc.

That price is quite high compared to many other commercial projects but Disney does a lot of custom finishes, custom design, etc. These all add to the cost basis. The local construction market can have a big influence on the price, but she is guessing an average value (i.e. not familiar with Orlando specificly).

I took Doc's note ( OKW Building Configuration Summary ) that listed the types of rooms in each individual building to calculate the total area in each building.

Total count of rooms in the 49 Buildings:
Studios = 227
1BR = 227
2BR = 276
GV = 26

I used the following areas for each type of room:
Studio = 376 ft2
1BR = 1016 ft2
2BR = 1322 ft2
GV = 2265 ft2

Based on that information the buildings range from 8,200 ft2 to 22,000 ft2 and the total for all 49 buildings is 740,000 ft2.

Using the $250 per square foot basis yields a cost of $2.0 million to $5.5 million for the smallest to largest building and the total cost for the 740,000 ft2 would be $185 million.

Using the $300 per square foot basis yields a cost of $2.5 million to $6.6 million for the smallest to largest building and the total cost for the 740,000 ft2 would be $222 million.

I don't remember how many community buildings there are, but they would need to be added in also. The costs for the roads, pools, lagoons, etc. would need to be added in too.

One of the previous posters estimated a total of 7 million points sold at an average of $60 per point for a total of $420 million. It certainly looks like Disney has their costs covered on the project.

This is just an educated guess...

Pretty impressive estimates on the actual costs. Of course, we would also have to factor in several other large expenses: salaries, advertising, vehicle fleet, etc.
