How many points per room per year....Answers Here

Another member was recently using the Point Planner spreadsheet I created, but was using it to see how many points it took for a full year for a given room. When comparing 2001 points to 2002 points, they were different, even though the point charts haven't changed. They were asking what was happening.

This got me to looking, and YES, the total points for a given room do change from year to year. The reason turns out to be quite simple. The ratio of weekend days to weekdays within the Disney seasons, changes year by year. The easiest example is Feb 1 - 15, both for 2001 and 2002, at OKW. It is Dream Season. But for 2001, that time period has 4 weekend days, and 11 weekdays. But for 2002, that same time period has 5 weekend days, and only 10 weekdays in it. Thus more points required.

For the total year, there should be the same number of weekdays as weekends from year to year, but depending on where the new year falls, this can vary also. It's easy to see how one year might have an extra weekend day fall into a high season, while the next year the same weekend day falls into a low season.

When you look at it, it's really pretty amazing that Disney gets it as close as it is. Since the resorts such as OKW, BWV and VWL share the same 'seasons', but have different point values for different rooms, you'd expect them to be a lot different than they really are.

Meanwhile, I suppose, on average, what goes up one year, probably winds up going down in another year. So this is nothing to get excited about, but it is interesting.

Also, I can see a much greater variance in the total number of points a resort generates in a given year due to the number of units that are used as 2-B/R versus the same unit being used as a 1-B/R and Studio separately. For OKW alone, that's a 1455 point difference over the course of the year. Multiply that by how many 1-B/R + Studio units there are over the whole resort, and that can add up to a lot of points. I'll bet the Disney people have fun every year trying to keep this all balanced.

Meanwhile, if you're interested, here's the breakdown of what it would take to get a single unit (Studio, 1-B/R, etc.) for the whole year, 2001, or the year 2002, and the difference between the two years.

Thanks for the info, I found it quite interesting

Those who wonder where Disney gets it's returns should look at the total cost for a unit. somewhere in the region of them "leasing" a studio for $250,000-450,000 up to a GV at between $1,100,000 to $2,500,000. Looks a pretty good deal for them from that angle. While for us, looking at it as the potential hotel room costs, it looks a good deal as well.

I still think the original pricing was WAY too low, IMHO it's still a good deal but now you need to be content that holidays at Disney are going to be a long term interest/desire.

Good point on the "lost" usage between a two bedroom lock off being booked as either a combined or two seperate units. I'd guess they have to guess for "average" usage and swallow any points loss within the points Disney own. Knowing Disney accountants I'd guess they assume pretty much for "worst case scenario" and any extra availability is used for cash rentals with the profit going to the corporation. In a bad year , they make less profit but they wouldn't have to show a loss on their book at any stage.

Caskbill, you are just another example of a very thorough, devoted, and inquisitive DVC member (translation "sick" beyond any cure). When I frequently spend a lot of time doing things like this, others, who just don't understand, comment, "Get a life." I never thought about the possible weekend shift difference before and this is very helpful (I was getting low on things about DVC to occupy my time). What I have done before is little (time-consuming) excercises to determine whether the total points needed for all rooms for the year at BWV are less than the total points sold (if that were the case Disney would be overselling). I assumed 2BR's would be used half as 2BR's and half the time as 1BR and studio. What I found is that total points sold is actually less than total points needed to reserve all units for the year, meaning Disney actually undersells a little. You would essentially get a 94 to 95% occupancy rate for the year if every BWV owner used all of his points per year to stay at BWV in all the avaialble rooms. Disney of course retains the right to rent out 4% of the time. Thus, there is a 1 to 2% buffer of non-occupancy, meaning if Disney rented out 4% and the owners used all their points to reserve all the rooms for the year you would still have 1 to 2% non-occupancy rate.
