How low can you go and get by ROFR with a stripped contract, say no points or minimal points till 2006? How do you handle the maintenance on contracts like this, do you get reimbursement from the seller?

I guess I'm trying to fire out the cost value for not getting 04 and 05 points, I'm sure there must be a difference in cost compared to the same contract with the points?

I don't know if things have changed, but when we were looking 5 months ago (before the big SSR price increase) it seemed that stripped contracts didn't factor in much.

If a resale had current and banked points it would go through ROFR at very little more than a stripped contract. So at the time the best deal was definitely a resale with at least the current points intact.

At that time, all of the resale contracts we looked at were going in the $72 (OKW usually) to $75 dollar range.

It seemed that Disney focused much more on price per point than on status of points (banked, current, or borrowed).

BUMMER - I found a stripped VWL contract on the TS website that would fit us perfect, but only 7 points coming in 2005.

So if I set my price and it is accepted, is in resonable to expect the seller to pay the maintenance on those missing points? I would assume I wouldn't have to worry about the 2004 maintenance, but I would then get billed the 2005 in January?

It's all negotiable, and the wording will be put in the contract that's being sent to Disney for ROFR. Good luck if you decide to try for it. Disney's price is $84 and you would be getting '04 and '05 points, prorating the maintenance fee for '04 and no closing costs. I'm wondering when that contract will sell, and I'd love to know what it goes for.

I'm awaiting news on ROFR from Disney on a contract that I have negotiated for the BWV. Its a stripped deal with all 2003,2004 pts gone and only 89 out of 150 left for 2005 use year. I will be paying closing costs but seller will pay me for maintenance on all used points. 2005 maintenance will be deducted from final closing I'm paying $70 per point + closing costs of approx $430. I also can't close until Oct as seller has a last vacation planned. So I'll let you know if this goes thru. It was for the right use year and I'm adding the contract to my existing ones so it worked for me.

If it passes ROFR, that resale would still be relatively expensive. I would definitely request for the seller to pay the MF's for 04 and 05' but even with that, the closing fees would put the cost ppt around $85 to $90.

It would be good for a new buyer that wanted to get into the program and not purchase the required 150 pts but as an add-on, I'd waitlist with DVC for 2 years, since you wouldnt have any points anyway. Something will come thru in 2 years from DVC.
