How hard to buy small contract?

Hi,

I have already contacted the board sponsor about purchasing a small contract (OKW). Just wondering, how hard are they to come by?

I think they are pretty hard to come by, but once we contacted the Timeshare Store it was about a month until an OKW contract came up last Spring. Our contract passed ROFR, but it seems like lately Disney is snapping them up in ROFR (see the other thread where they track it, I'm not sure how to post links here). But, there are still some passing ROFR for non-members, and OKW will probably be easier to pass than BCV, BWV or VWL. The Timeshare Store may have a better idea of the price you have to pay per point to pass, and if it's a small contract, I'd rather pay more per point than start the process again after being disappointed. Good luck to you -- we loved buying a small OKW contract to get into the system and now are going to add on somewhere...if only I can decide where...
 
Glad to hear it worked for you! I have seen where Disney has been using ROFR on the small contracts lately..like everyone else, got other things going that keeps me from buying into 150 pt contract (college tuition for one..no matter how much you plan for that, it always costs you more!) Hubby not into Disney as much as me and kids, but says if I can get a smaller contract, we'll add on when we can.

We are just closing on a 50 pt. HHI contract. This is our second attempt as we lost out on a OKW 50 pt. that was ROFR'd by disney at $85.00 per pt. We are already doing a add on and have talked to our guide so just waiting to close. Good luck to you and I'm sure something will come up.
 

A small OKW contract will be hard to find and harder to get by ROFR...but TTS is the place to start. They have the most listings, they'll have as good an idea of ROFR levels as anyone, and they're great to do business with.

Throughout the years we have purchased 3. 2 100's and 1 50. Maybe we were just really lucky but we were able to find them fairly quickly -- maybe w/in a few weeks. You can contact the resale agents directly, but it also really helped us to watch their web sites CONSTANTLY. This was the key for us!

If you are not in a hurry then just keep trying. You'll eventually get one. Our first contract was 50 pts at VWL. It is harder now. I would suggest buying at any resort. After you close, add on through Disney for your first choice if you want. You can then sell the original contract if necessary.
 
Apologies if this is answered already. Anybody able to QUANTIFY (based on recent sales) the sales price PREMIUM that smaller contracts (under 100 points) command over larger ones? Just in checking around, it seems to average about $10/point at OKW...but I know it depends on banked/borrowed points and other factors, too. But just apples to apples, any guess about cost per point differential on small versus large contracts??(forget closing, maintenance fees, etc....just looking for $$$ per point at sale.)
 
I just bought a small add on through DVC (60 points) got my home resort VWL and my use year. They had some available and it sounded like I could have picked any resort. The price was 95.00 (and at the time resales were going for 94.00) and then you'd need to pay closing costs on the resale. It may be worth a call to your Guide. Saratoga is selling for 91.00 through DVC for current members.

I think Disney buys back a lot of resales to sell to members on the waitlist for pts. It's there way to reward us as members :thumbsup2
 
The first one I tried was through TSS in early Aug. 06; 40 points at OKW for $84 pp ; got ROFR'd . Just submitted another contract through GMAC; 50 points at OKW at $88.80 pp, If you are a non member, you will have to pay a premium price to pass ROFR. Good luck!
 
I think I should re-phrase my question---I am not asking what price per point people paid for a small contract. i am asking what difference (premium) in price per point was just because it was a small contract. In other words, at approx. the same time someone closed on a small OKW contract, what would a 200 point OKW contract with similar characteristics (use year, banked points, etc. ) likely have gone for per point (again, not factoring in closing costs)? I know the ROFR is an inexact science but I thought it might be helpful to folks to really QUANTIFY (i.e. put a number on) the higher $ amount they will end up paying for a small contract.

I am already a DVC member,have owned a small contract for years, not looking to add on and certainly not looking to sell!. Just curious. Good luck to the OP in finding a small contract. I love mine which I bought at about $60 per point way back when!

I contacted TTS with my request for a small BWV contract and it took just about a month for a seller to come along who had what I was looking for. A few pointers though. 1) Be prepared to buy immediately when the contract comes available as small contracts can go very quickly. 2) Don't get hung up about the premium you are paying for the small contracts. First off, if it doesn't pass ROFR, you've wasted your time anyway. The cost of the premium you are paying will be relatively small in the short term as it is a small contract, and amortized over the lifetime of the contract, it's inconsequential. Good luck with your purchase.
 
I agree with Uberweasle. I just passed for a BCV 70 point contract and paid $98 a point. High, I know, but realized it would only be $420 more than paying $92 per point for the same contract. The $92 would probably be ROFR'd. Worth the few extra hundred to actually pass!
 
We had a 30 point VB get ROFRed at $92 per point and then got a 25 point through at $95. We never thought that the first one would get ROFRed and neither did TSS. We were very surprized. One suggestion for those looking to just get into the system is to not be too choosy with your location. If something becomes available in the use year that works for you then I would say go for it. Once in you can then add on 25 points (cash) or 50 points (financing) at the actual resort you really want through Disney. Then sell the contract at the location you do not want. Or of course you could decide to just keep the two small contracts.

This is sort of what we did. We did not really want to own at Vero Beach, but that is where we were able to get our small contract at. As soon as we closed, we added on 55 points through Disney at Hilton Head. The plan was to sell the Vero Beach contract, but I think we are going to hold onto it.

I do know I saw a small Vero Beach contract pass to a current member at $65 per point and I have also seen larger contracts pass anywhere between 65 and 75 at Vero Beach. So I guess the premium could be about 15-20 per point.
 
Thank you, NJOYURLIFE! About a 15% premium or so for small contracts is what is has looked like to me, too, as I have glanced thru ROFR and sales histories. And I agree with your strategy about new members just getting a foot in the door, especially if flexible about where and when they book Disney trips. I have been so happy with my 80 points @OKW ...just the right size contract for me!
 
Our 70 point VWL passed ROFR last week in just a couple of days. I paid $94 a pt. at TTS and was glad to do it. I didn't even try to negotiate as these small contracts are so hard to come by. This gets us a 5 night stay almost anytime of year and better, gets us in the DVC for future add-ons from them. I watched the website every day and called twice to speak with them about what we wanted. On my second call, something came open, that night the deal began. So far, TTS has kept us informed of the process via email and phone. We expect a closing mid-Oct. And a call to DVC shortly after that to find a guide.

does this mean if I buy a small contract at Vero beach it's possible to make reservations at any DVC 8 months in advance? Are the points of the same "value" if they are bought at Vero? This doesn't seem right though, why wouldn't everyone do it? It' seems so much cheaper to buy points at Vero?? :confused3
