How hard is it to rent points?

We are planning a trip for next September for my daughter and some of her school friends and have considered renting DVC points in order to get a 2 bdr villa in order to sleep 2 adults and 6 teenage girls. I have done some research on renting DVC points and am interested in doing so. Our school system has a one week break in September and we are considering a 5 night stay staring on a Sunday and ending on a Friday (maximizing our points). I figured that it would be 150 points to stay at the BCV or BWV during this time frame. If I could rent points at $10-$11 per point, it could be a substantial savings based upon what I have read on the disboards and mousesavers.com . I have a couple of questions: 1. How hard is it to rent points? Are they in a huge demand? 2. When should I begin to post a reservation wanted post on the DVC rent/trade board? Any help from anyone who has rented before would be appreciated.

1. not very hard. but you will need to do some homework and understand the positives and negatives of renting.

as for demand, there is a whole forum devoted to renting. several websites (such as those you mentioned) are pointing to renting DVC points as a bargain option for wdw fans. so prices can go higher than $10-11 - it just depends on what it's worth to you. they can also go lower if you wait till the last minute, but availability can become a huge issue...

2. BCV and BWV are relatively small resorts, and in-demand due to their location near epcot and the studios. booking is probably not as difficult in earlier september - but they do book very quickly when the food&wine festival starts up.

i'd recommend trying to book 10-11 months in advance. (11 months is the farthest out an owner at BCV, for example, can book - an owner at another resort would have to wait until 7 months prior.) you may have to pay a little more to find an owner at BCV or BWV (i.e. their "home resort"), but you don't risk everything getting booked up.

but FIRST(!), read the thread below and scan the FAQs on the rental board. then come back with questions...

I am not a DVC owner. I have rented points, both from this site and from Ebay. I'm on my 4th transaction now. I'll start with the easiest questions first. I think everyone will agree there is a large demand to rent points for the obvious savings. For that reason, getting a reservation at the BC or BW is more difficult than the other DVC resorts. (I know, because we love the BW and BC) I'm assuming you're speaking of 9/08, you'll want to post early! If you know your dates and are sure you're going at that time, post as early as possible. This way, a member can make a reservation as soon as they're permitted based on their use year and home resort. You can also scan the boards for a reservation, but with the new posting rules, that's taking a chance. With all of that said, there are considerable risks, on both sides, and you really need to do your homework. Remember, Disney will not get involved in the transaction. You need to know your owner, know that your dates are set in stone and feel confident that the trust issue is as resolved as it can be. Most people will tell you to have a signed contract specifically stating the expectations of both parties.
There's a great thread about renting points that was active sometime in May or so of this year. Maybe someone more internet savy can find it and reference it for you.
I always check the posts from the person offering the points. Really check them. I, personally, would not rent from someone fairly new on the boards, but that's been debated before and that's my opinion. I, do, however, insist on speaking with someone on the phone prior to emailing any information, etc. So far, I have felt confident with each person having had a telephone conversation with them.
I posted a few times for rentals and I rec'd a lot of people responding who had 2 or 3 posts and were new members. I would do reverse look-ups with their phone numbers. Investigate all you can and use all resources available you can think of. Get home phone numbers, and ask for a work email. Personally, I didn't feel I needed them. But those are some suggestions I've seen. I rented for substantial amounts of money over the summer and really needed to feel that trust. And I did. I actually cancelled one transaction through Ebay because I did not. Doesn't mean I was right, it means I needed to feel comfortable.
With that said, you also have to remember that the owner of the points is performing a service at a substantially discounted price. They are not travel agents, they are disboard members giving those of us who have not taken the DVC plunge a great deal. They are taking a risk also. You may cancel, you may not send the deposit, you may call 50 times, etc. Some renters need to have their hand held through the entire transaction, some do not. I have formed a nice friendship with one DVC member and haven't spoken to the others since.
I say all of this because if you go into knowing what's expected of you and what's expected of the owner, you should be able to come out with a win-win situation.
I've taken several vacations last year and saved enough to pay for the dining plan each time. But I did it knowing that I was taking a substantial risk and had to feel comfortable doing so. After I spoke with the owners on the phone, I was confident we would have a smooth transaction.
Good luck, and I really recommend going back in the DVC boards and reading as much as you can regarding renting.

One thing to keep in mind is that the more you pay, the easier it is to get a reservation (go figure). As others have discussed, getting a room at BCV or BWV is harder than at places like SSR or OKW. If your heart is set on BCV or BWV, consider offering $13-14/point to help ensure you get an owner at the resort willing to help you out at the 11 month mark. On the other hand, if you prefer those resorts, but wouldn't mide SSR or OKW, offer less. You could still get those resorts, but might get "stuck" elsewhere.
 

OKW has larger rooms, larger bathrooms and more real beds than BWV. You'll get two real queen sized beds in the second bedroom and a queen sized sleeper sofa in the living room. The master is similar to the others - a king bed. The kitchen is a full sized kitchen and there is a very large porch.
 
Thanks for all your words of advice on theis subject. Your responses have been most enlightening. It would not be the end of the world if we could not get the BCV or BWV. I just sugested them because we stayed at the Beach Club once and loved it. I am sure the other resorts are just wonderful.

That makes me a little nervous, not because I do not trust the owner, but because I do not want to travel cross country and arrive at OKW with a "glitch" in my reservation. Therefore, please understand that I have been told just this morning that at no time will the resort at which you are renting points verify the reservation to anyone but the owner.
Just an FYI.

if you are renting, you don't have any real "control" over the reservation, so a lot of trust is required. if you have control issues, you will likely prefer to either buy DVC yourself or go through CRO and pay a little more.

i hated not knowing for sure about the reservation as a renter and bought a small resale contract...

I was told that DVC resorts are being overwhelmed with calls from renters wanting to verify reservations and since this truly does not offer any security to the guest, they did not see the reason behind it.

As the member still owns the reservation until the guest checks in, if the member is dishonest they could cancel right before the guest arrives.

It truly is a false sense of security and sense members do not check their reservations thru the resort, I think this is a case similar to faxes that the front desk is just being over run with these calls.

So I looked into the villas or splitting up too. If one of the resorts says it is 50 pts for one night, does that mean it will cost me $500.00+ for just that one night?
When I looked up the the BWV I think it said, 997 for the week. Does that mean almost $10,000.00 for the week?:scared1: I must be confused! Because it would seem alot of people would rent their pts. :confused3

What say you???

Well you have 9 people so that put you over a 2 bedroom limit so yes you could possibly need 50 points per night, depending on when you are going, where you are staying and the size of the unit. So yes if the member is asking $10 per point, that is $500.

Also Friday and Saturday stays require more points.
 
You were probably looking at a Grand Villa that sleeps 12. There are only 7 of them at the BW and they go very fast. You might be better off getting two Ft Wilderness Cabins or two family suites at the All Stars.

A two bedroom only sleeps 8 that's why you can't get 9 adults and one child in a two bedroom. Plus, it would be extremely crowded in a BWV two bedroom for 8 adults.

And if it takes 50 points for a single night, you would be very lucky to get those points for $10 a point. The member would need to call day by day at exactly 11 months out to get that for you. Better plan on $12-15 a point these days.

i agree with the previous poster that you would be lucky to get them for $10 a point, due to higher demand for BWV and BCV. you had to know that renting a 3BR, 2500 sq ft luxury villa within walking distance of epcot would cost a ton (supply/demand, etc...)

the starting point for many is 160 to 200 point contracts. those planning to rent a grand villa exclusively would need to buy nearly $100,000-ish in points and pay around $5,000 each year in maintenance fees at current rates...that's a steep investment. the question is what are the renters making after taking into consideration the cost of the points to them...for many, the hassle isn't worth it...especially at $10 per point.
