How hard are ressies?

My DW & I just bought at VB to take advantage of the MB 2 weeks ago... We used all of Oct 2000-2001 points, so we won't have any points till later this year... I would have done resale, but needed the financing... Also the Disney salesperson pointed out the "right of first refusal" - does that ever stop a resale by Disney buying the points instead of letting someone sell them too low??? It doesn't seem to by the vast number of people on this board who have done resales...
My question is at the Disney resorts how hard is it to get a ressie at only about 3-4 months out?
Reading this board for the last week or so, it seems the BWV is very hard...
I'm kind of wondering if we are going to have to start planning earlier?

I hope my abreviations are correct since I'm still learning... Also don't have my visits listed since I have done probably over a dozen & half in my 32 years and haven't figured them out yet- I love going to WDW!!!

You are going to find that most everyone here agree that you should buy where ever you plan to stay the most. The 7-month window is not enough for some time periods. Times like holidays and the first part of December are very difficult to get. If you are flexible with your dates and not picky about which resort you stay at then getting reservations at the 7-month window is usually possible. 3 to 4 months out is difficult most times of the year. Although the waitlist does seem to be working for a quite a few members who have tried to make reservations that close to their stay. Your guide told you about DVC's right of refusal on a resale. But it seems that he mislead you about how often that happens. There are a lot of members that have purchased that way and I have yet to hear of DVC using their first right of refusal. The only time they do that is when the purchase amount is extremely low. The only thing about resales it that you have to find your own financing. I should tell you that we have stayed at Vero and we love the resort. If you plan on staying there the majority of your trips then you made a good purchase. Oh by the way, Welcome Home!

There have been many reports on the board of Disney using the first right of refusal. It appears that they are exercising their right on contracts at and below $55 per point now based on the most recent posts.

Thanks DoctorP! I guess that I haven't noticed that many happening. If I think way back I do remember a couple of times that DVC has used the right and the seller just raised the price to let the sell go through. I guess that I just can't remember a time that the member actually let DVC buy the points. I am sure that it happens. But it seems that the guide insinuated that resells are hard to get because of that right. I definitely have heard more stories about resells going through then DVC buying the points back.

Last year, my first year as an owner, I called in August for a studio any week in October. Well I got lucking because I was able to book a standard studio for a full week and this was only two months out.

Well this year I called 9 1/2 months out for a standard studio for any week in October and the most I could get was for 4 consecutive days. I took it and went on a waiting list for the other three days, which I did end up getting.

So I guess it's not impossible to get in at any Disney property at short notice, if you are flexible and patience.

Remember that the cancellation policy requires a 31 day notice, so that may be a good time to call in and see if anything has opened up.
